The company operates through three multi-strategy platforms: Credit, Real Assets, and GP Strategic Capital. Supported by a permanent capital base, Blue Owl provides private capital solutions aimed at fostering long-term growth. Its diverse investor base includes institutional investors, individual investors, and insurance companies seeking differentiated alternative investment opportunities with strong performance and capital preservation.

About the Role

The Real Assets platform manages over $85 billion across strategies including Net Lease, Real Estate Credit, and Digital Infrastructure. This role is part of the Real Assets Investments Team focusing on Portfolio Management and Strategy for closed-end and open-ended funds, including flagship non-traded REITs ORENT and ODIT. Responsibilities span daily portfolio management, strategic transactions (take-private acquisitions, asset portfolio sales), and capital markets activity such as equity issuances, private placements, credit facilities, and FX hedging. The role requires collaboration with rating agencies, institutional investors, investment bankers, and lenders. This position is based in our Manhattan office, New York.

Key Responsibilities

  • Lead analytical projects and support strategic initiatives across various fund strategies.
  • Participate actively in corporate M&A and capital markets executions including equity raises, private placements, and debt financings.
  • Develop comprehensive financial analyses for business planning, new products, strategic transactions, and capital allocation strategies.
  • Assist in ad hoc projects for senior leadership, including investment evaluations, capital deployment, asset dispositions, industry research, market and competitive landscape analysis.
  • Maintain and build forward-looking fund-level financial models for multiple funds and non-traded REITs.
  • Handle liquidity assessments for funds, including capital calls and debt draws planning.
  • Prepare detailed quantitative and qualitative data and presentations for Board meetings of non-traded REITs.
  • Support fundraising efforts by preparing materials and analysis for Institutional Capital and Private Wealth teams during pitches and investor Q&A.
  • Track and analyze trends in public/private REIT markets as well as bond and equity markets to inform strategy.
  • Monitor business performance using key metrics such as returns, operations, and market trends.
  • Contribute to monthly and quarterly valuation processes, coordinating with consultants and participating in valuation committees.
  • Collaborate across asset management, investment, accounting, tax, legal, banking, rating agencies, and consulting teams.

Required Qualifications and Skills

  • Minimum of 3 years experience in Real Estate Investing, Real Estate Fund Management, or Investment Banking, preferably with Real Estate coverage.
  • Strong background in M&A, capital markets transactions, financial analysis, and advanced financial modeling, including proficiency in Excel and PowerPoint.
  • Meticulous attention to detail while maintaining the ability to assess broader strategic implications and provide clear conclusions.
  • Excellent critical thinking and analytical skills to synthesize diverse information quickly.
  • Superior verbal, written, and interpersonal communication capabilities.
  • Highly organized with strong time management and a proactive, energetic approach.
  • Ability to succeed in a fast-paced, entrepreneurial work environment.

  • Vision and Purpose: Committed to Blue Owl’s goals, demonstrating strong work ethic and resiliency under pressure.
  • Leadership: Exemplifies urgency, accountability, and sound decision-making to drive success.
