Position Summary
The Associate, Equity Investments & Asset Management supports senior acquisition and asset management team members in the Western Region by assisting with sourcing, underwriting, due diligence, and closing transactions involving multifamily properties. This role focuses on researching, analyzing, and underwriting potential investments to meet performance goals, as well as aiding senior asset managers in overseeing multifamily portfolios across various Western US markets. Leadership of analyst(s) is also involved, alongside cross-functional collaboration with Portfolio Management, Accounting, Property Management, Capital Markets, Financing, Valuation, Research, and Legal divisions.
Key Responsibilities
- Perform thorough underwriting of multifamily investment opportunities
- Research comparable properties to assess competitive amenities, rental rates, and sales prices, maintaining a sales comparable database
- Assist in property due diligence for acquisitions
- Create and apply quantitative financial models for deal evaluation
- Develop capital budgets to estimate costs for renovations and upgrades to enhance property value
- Analyze market conditions and asset operating history to formulate well-founded underwriting assumptions
- Engage with brokers, agents, and principals to verify data and assumptions
- Prepare detailed acquisition summaries and memorandums for Investment Committee and clients as needed
- Maintain and update transaction pipelines and critical timelines across markets
- Exhibit tact and discretion in communications and actions
- Support execution of Property Business Plans to optimize returns
- Participate in property-level strategic decisions such as hold/sell analysis, rent pricing, budgeting, and capital expenditures
- Develop, maintain, and analyze comprehensive financial models integrating historical, current, and forecasted data
- Collaborate with various organizational levels to identify issues and prepare presentations for meetings
- Conduct asset valuation reviews focusing on performance and capital deployment efficiency
- Generate financial modeling and reporting packages for properties
- Visit markets and properties to validate business plan assumptions and identify operational improvements
- Stay current on market research and collaborate with the Research team to align strategies and recommendations
Required Experience and Skills
- Minimum 3 years' experience in real estate financial analysis, specifically multifamily investments, asset management, sales, or appraisal
- Proficient in constructing complex cash flow models using Excel or similar tools
- Effective communication skills for presenting insights to senior leadership
- Meticulous work quality emphasizing accuracy and thoroughness
- Strong verbal and written communication abilities
- Capability to independently manage projects with full ownership
- Excellent problem-solving and interpersonal skills
- Aptitude for prioritizing and managing multiple tasks with critical thinking
- Understanding of economic factors influencing multifamily real estate valuation
- Ability to apply historical trends to forecast asset performance post-acquisition
- Knowledge of key financial metrics like cap rates, IRR, cash-on-cash returns in multifamily real estate
- Skill in identifying value creation opportunities and driving deal approvals
- Familiarity with various multifamily property types
- Tenacity and perseverance in managing deals through completion
- Multimodal communication skills to engage diverse stakeholders effectively
- Collaborative approach with commitment to high-quality teamwork and work ethic

Education and Technical Requirements
- Bachelor’s degree preferred in Economics, Finance, or equivalent experience
- Demonstrated proficiency and willingness to adopt new technologies and software tools
- Strong computer literacy, including Microsoft Word, Outlook, Excel, Teams, PowerPoint, and industry data platforms such as RCA, RealPage/Axio, RedIQ
Compensation and Benefits
The anticipated annual base salary ranges from $125,000 to $150,000, depending on the candidate’s experience, skills, and qualifications. Berkshire offers a comprehensive benefits package promoting physical, mental, financial, and behavioral well-being.
