About the Role
A prominent global investment organization specializing in real assets and private markets is looking to hire a high-achieving Associate to join their team focused on Digital Infrastructure investments. This role entails comprehensive analytical responsibilities and execution of investments in scalable, technology-driven real estate and infrastructure sectors such as data centers and digital platforms.
Key Responsibilities
- Assist senior colleagues with identifying and evaluating new investment opportunities and acquisitions within the digital infrastructure sector.
- Create and update intricate financial models and underwriting documents to analyze prospective investments.
- Perform thorough due diligence covering financial, legal, and operational areas on potential deals.
- Assess individual assets and portfolio acquisitions, producing detailed investment analysis and recommendations.
- Support transaction processes by preparing documentation for investment committee approvals.
- Develop clear, succinct presentations to effectively convey critical investment insights and suggestions.
- Contribute to asset management activities including business plan creation and executing exit strategies.
- Assist in drafting operating budgets, capital strategies such as dispositions, refinancing, and follow-on acquisitions, alongside leasing plans.
- Conduct market research and analysis to guide investment approaches and decision making.
- Work on special initiatives like hold-sell evaluations, refinancing prospects, and sector-specific projects related to data centers.
- Engage with joint venture partners, operators, and external advisors to aid relationship management.
- Track business plan progress and propose actions to correct deviations.
- Participate in development meetings and scrutinize development disbursements for repositioning and renovation endeavors.
- Evaluate design plans, budget forecasts, and schedules to pinpoint value enhancement opportunities.
- Travel within the country as necessary to visit assets and partners.
- Assist in investor reporting with asset and portfolio valuation and return performance analysis.
Candidate Profile
Candidates should bring 3 to 4 years of experience in private equity, real estate, infrastructure, or investment banking, preferably with a background involving real assets or digital infrastructure.
- Strong skills in financial modeling and detailed analysis.
- Deep understanding of investment underwriting and transactional workflows.
- Exceptional attention to detail and capability to handle multiple projects simultaneously.
- Excellent communication abilities, both written and verbal.
- A proactive and cooperative mindset suited to a fast-moving, deal-centric work environment.
