Role Overview
Bluecore Residential is hiring an Asset Management Analyst to work at the point where operations meet investments. The position provides direct involvement across the investment lifecycle and regular exposure to senior leadership. The analyst will contribute to budgeting, underwriting, and operating performance reviews across the multifamily portfolio, with a focus on measuring results against underwriting assumptions and annual budgets and explaining the reasons behind any variances. This is a high-visibility opportunity with a strong path toward asset management or acquisitions.
Core Responsibilities
- Prepare monthly and quarterly budget variance reviews, breaking changes down by operating drivers such as occupancy, lease trade-outs, renewals, and controllable costs, as well as market factors like rent movement, concessions, supply, and peer property performance.
- Expand and maintain market comparable sets and monitor submarket rent, occupancy, and concession trends to better frame asset results.
- Work with Property Management to pinpoint performance shortfalls, pressure-test budget assumptions, and follow corrective action plans.
- Develop and maintain Excel models and reporting tools for budget-versus-actual tracking, trend review, and portfolio-level rollups.
- Pull and analyze property management system data from Yardi or similar platforms to support recurring reporting and one-off analysis.
- Build and update detailed financial models for multifamily acquisitions and development opportunities.
- Review rent rolls, trailing 12-month statements, budgets, and market information to refresh portfolio forecasts.
- Support investment presentations and materials, including memos, return analyses, and scenario modeling.
- Assist with due diligence, including review of third-party reports and financial datasets.
- Support the annual budgeting cycle by building, modeling, and stress-testing property-level operating budgets with Asset Management and Property Management.
- Prepare monthly and quarterly reporting packages for internal stakeholders and investors.
- Analyze variances against underwriting and reforecast assumptions.
- Support cash flow forecasts and ongoing performance monitoring across investments.
- Help evaluate underperforming or complicated investments, including restructurings and workout situations.
- Draft analytical memos with clear recommendations for senior leadership.
- Carry out ad hoc analysis tied to strategic initiatives, capital events, and portfolio-level decisions.
- Use AI tools such as Claude, ChatGPT, and Excel integrations to improve underwriting, reporting, and workflow efficiency.
- Help refine internal processes to boost scalability and speed.
- Spot opportunities to automate recurring analysis and improve data accuracy.
Requirements
- A bachelor’s degree in Finance, Economics, Accounting, Business, or a related discipline.
- Between 1 and 4 years of experience in multifamily or commercial real estate, with exposure in asset management, property accounting, acquisitions, FP&A, valuation, or appraisal welcomed.
- Strong Excel modeling ability, including the capacity to build and review financial models.
- Working knowledge of multifamily operating statements and core metrics such as NOI, economic occupancy, trade-outs, and expense ratios.
- Comfort using PowerPoint and preparing investment-facing materials.
- Strong analytical ability and experience handling large datasets such as rent rolls, T-12s, and budgets.
- Preferred: at least 1 year of experience with multifamily underwriting and development projects.
- Preferred: familiarity with construction budgets, draw processes, and cost tracking.
- Preferred: interest in or exposure to AI tools for investment and reporting workflows.
- Preferred: experience using Yardi, RealPage, Entrata, or a similar property management system.
