Role Overview

Bluecore is hiring an Asset Management Analyst to work at the intersection of operations and the investment team. This position provides direct exposure to the full investment lifecycle and close collaboration with senior leadership. The analyst will support budgeting, underwriting analysis, and operational performance tracking across the multifamily portfolio.

The role focuses on comparing asset-level operating results with underwriting assumptions and annual budgets, then explaining the reasons for any variances. It is a high-visibility position with strong exposure to portfolio leadership and a clear path toward asset management or acquisitions.

Key Responsibilities

  • Prepare monthly and quarterly budget variance reviews, breaking results down into operational items such as occupancy, lease trade-outs, renewals, controllable expenses, market dynamics like rent growth, concessions, and supply, as well as comparable property performance.
  • Maintain and improve market comparable sets while monitoring submarket rent, occupancy, and concession trends to better assess property performance.
  • Work with property management teams to pinpoint performance gaps, confirm budget assumptions, and track action plans to address issues.
  • Create and update Excel-based models and reporting tools for budget-to-actual analysis, trend tracking, and portfolio-level summaries.
  • Pull and evaluate data from property management systems such as Yardi or similar platforms for recurring reports and ad hoc analysis.
  • Develop and maintain detailed financial models for multifamily acquisitions and development opportunities.
  • Review rent rolls, trailing 12-month operating statements, budgets, and market information to refresh performance projections.
  • Contribute to investment materials such as memos, return analyses, and scenario models.
  • Assist with diligence work, including evaluation of third-party reports and financial information.
  • Support the annual budgeting cycle by building, modeling, and stress-testing property operating budgets alongside asset management and property management teams.
  • Prepare monthly and quarterly portfolio reporting packages for internal stakeholders and investors.
  • Analyze performance against underwriting and reforecast assumptions.
  • Support cash flow forecasts and investment performance tracking across the portfolio.
  • Help assess underperforming or complex investments, including restructurings and workout cases.
  • Draft analytical memos with clear recommendations for senior leadership.
  • Carry out ad hoc analysis related to strategic initiatives, capital events, and portfolio decisions.
  • Use AI-enabled tools such as Claude, ChatGPT, and Excel integrations to improve underwriting, reporting, and workflow efficiency.
  • Help refine internal processes to increase efficiency and scalability.
  • Identify ways to automate recurring analysis and strengthen data quality.

Requirements

  • A bachelor’s degree in Finance, Economics, Accounting, Business, or a related discipline.
  • 1 to 4 years of experience in multifamily or commercial real estate, including backgrounds in asset management, property accounting, acquisitions, FP&A, valuation, or appraisal.
  • Strong Excel modeling ability, including both model creation and audit work.
  • Working knowledge of multifamily operating statements and core metrics such as NOI, economic occupancy, lease trade-outs, and expense ratios.
  • Comfort using PowerPoint to build investment and presentation materials.
  • Solid analytical capability and experience handling large datasets such as rent rolls, T-12s, and budgets.
  • At least 1 year of exposure to multifamily underwriting and development projects is preferred.
  • Experience with construction budgets, draw administration, and cost tracking is preferred.
  • Interest in or exposure to AI tools and their use in investment workflows is preferred.
  • Experience with Yardi, RealPage, Entrata, or similar property management systems is preferred.
