Real Estate Investment Focus

GIC's Real Estate arm manages assets outside Singapore with a vast and diverse portfolio covering over 40 countries and multiple property sectors, including office, retail, residential, industrial, hospitality, data centers, life sciences, and healthcare. Investments span across capital structures, comprising equity, senior, and junior debt. Active portfolio management enhances asset income and market value through leasing, tenant relations, market positioning, and capital improvements.

Role Summary

The Capital Markets team within Real Estate is tasked with arranging and overseeing external debt financing globally for Real Estate and Infrastructure investments, often coordinating with Joint Venture partners. This role, based in Singapore, seeks an Analyst/Associate to assist in managing capital markets and financing activities.

Key Responsibilities

  • Analyze and recommend optimal financing frameworks and hedging strategies for new investments and existing assets.
  • Support negotiation processes of financing agreements, term sheets, credit documents, collaborating with lenders and external legal counsel.
  • Oversee transaction execution workflows, including securing internal financing approvals and managing documentation and closings.
  • Maintain and expand relationships with lenders and financing partners.
  • Track financing market trends, lender appetite, pricing, and structural developments across assigned regions and sectors.
  • Monitor loan covenants and assist with regular portfolio leverage evaluations.
  • Prepare comprehensive presentations, investment memoranda, financing updates, and reporting materials.
  • Coordinate both internal and external reporting regarding financing activities and portfolio leverage.
  • Collaborate across multiple teams to support broader investment and portfolio management goals.

Qualifications and Skills

  • Degree in finance, accounting, banking, or related field preferred.
  • 2 to 3 years of relevant experience in real estate debt financing, loan syndication, debt capital markets, structured finance banking, or related fields.
  • Solid understanding of financing structures, credit agreements, and capital markets operations.
  • Advanced quantitative, financial modeling, and analytical abilities with meticulous attention to detail.
  • Excellent written and verbal communication skills capable of simplifying complex financing concepts.
  • Proficiency in Microsoft Office, especially PowerPoint and Excel; familiarity with Bloomberg is beneficial.
  • Strong critical thinking to synthesize information, identify crucial matters, and support practical recommendations.
  • Effective interpersonal skills and a collaborative mindset for working with internal teams and external partners.
  • Results-driven, quality-oriented, and adept at managing priorities in a dynamic environment.
  • Business-level fluency in Japanese or Korean is advantageous due to transactions spanning Asia, including Japan and Korea.
