The Real Estate division of GIC invests outside Singapore in a diverse portfolio spanning over 40 countries and various property sectors, including but not limited to offices, retail, residential, industrial, hospitality, along with newer sectors such as data centers, life sciences, and healthcare. Investments cover equity as well as senior and junior debt. Active asset management enhances income and market value through strategies like tenant management, market positioning, leasing, and capital investment improvements.
Global Investments & Portfolio Strategy (GIPS)
The GIPS team supports the Real Estate Chief Investment Officer and senior management by assessing investment opportunities, shaping investment and portfolio strategies, and determining the role of Real Estate within GIC’s broader portfolio. This team thrives on diversity and collaboration.
Role Overview
The Associate will assist senior team members in deal evaluations, strategic planning, and risk assessment projects. The position is based in Singapore.
Key Responsibilities
- Conduct independent assessments of deal evaluations and underwriting to advise on investment decisions.
- Participate in formulating investment strategies and risk management policies aligned with long-term goals.
- Track and analyze portfolio performance by evaluating economic, property, and financial market trends.
- Perform investment-related research to produce actionable insights and assist strategic decision-making.
Candidate Qualifications
- Between 2 to 5 years of relevant experience in buy-side roles, investment banking, private equity, or consulting.
- Demonstrated ability to effectively collaborate with diverse stakeholders, showing maturity, confidence, and respect.
- Strong acumen for investment judgment and a passion for Real Estate investment and research.
- Excellent ability to communicate complex concepts clearly and succinctly, both in writing and verbally.
