Role overview
ESR is looking for an analytical and self-driven Analyst to join the Group Investments team in Singapore. This role requires 1.5 to 3 years of investment experience and involves assessing real estate investment opportunities, building detailed financial models, and preparing investment materials and ad-hoc analyses that help senior leadership make informed strategic decisions.
The position also involves close collaboration with stakeholders across the wider business, including the Group Strategy & Investments team on mergers and acquisitions work and in-country investment teams on important projects.
Key responsibilities
- Evaluate real estate investment opportunities independently across different asset classes and regions, including both equity and debt structures.
- Build and update advanced financial models to assess deal economics, scenario outcomes, and return measures such as IRR, equity multiple, and cash-on-cash return.
- Prepare well-structured investment memos and presentations for internal committees and senior leaders, explaining the strategy, key risks, and recommendations.
- Carry out market research, benchmarking, and due diligence at both macro and micro levels to support underwriting assumptions and investment direction.
- Coordinate due diligence by working with brokers, partners, legal advisers, and other external specialists to keep transactions moving.
- Deliver analysis on demand for senior management, including portfolio reviews, hold-versus-sell assessments, and performance monitoring.
- Review investment opportunities introduced by other parts of the business and support the Group Strategy & Investments team on potential M&A transactions.
Requirements
- About 1.5 to 3 years of experience in real estate investment, real estate fund management, real estate private equity, investment banking, or a comparable role.
- A bachelor’s degree from a top-tier university, backed by an excellent academic track record.
