Role Overview

The Senior Quantity Surveyor will lead the full commercial management of construction projects, collaborating closely with the Contracts Manager, Project Manager, and the wider construction team. This role focuses on ensuring successful project delivery, commercial risk oversight, and maximizing commercial returns. Additionally, the Senior Quantity Surveyor will support junior staff development and contribute to business performance.

Key Responsibilities

• Develop and maintain the commercial strategy for assigned projects in consultation with the Managing Quantity Surveyor.
• Act as the company representative on commercial and contractual matters, safeguarding entitlements.
• Lead procurement processes, including tender preparation, subcontractor selection, order placement, and final account management.
• Prepare financial forecasts, cash flow projections, valuations, and reconciliation reports.
• Manage and agree project variations with thorough documentation.
• Produce and finalize timely project accounts.
• Ensure commercial compliance across contract types including traditional, design and build, particularly for projects valued between €5m and €15m.
• Maintain and update risk and opportunity registers, implementing mitigation strategies and managing claims and disputes effectively.
• Lead, mentor, and supervise junior commercial staff such as Quantity Surveyors and Assistants, including training and performance development.
• Ensure precise commercial reporting aligned with company valuation policies.
• Provide commercial support during pre-construction tendering and procurement stages.
• Interpret contract law and conditions (NEC, JCT) to maintain compliance and protect company interests.
• Draft contractual correspondence and sensitive reports for clients and stakeholders.
• Manage procurement, negotiation, and overseeing of complex subcontracts, including bonds, warranties, guarantees, and insurances.
• Engage with clients, consultants, subcontractors, and project partners to foster professional relationships and support long-term growth.
• Stay updated on industry trends and participate in continuous professional development, particularly in commercial and legal areas.

Qualifications and Training

• Bachelor’s degree in Quantity Surveying or a related field.
• Formal training in commercial management, dispute resolution, contract law, leadership, delegation, communication, and behavioural safety/risk management.

Preferred Credentials

• Chartered member of a recognized professional body such as RICS or CIOB.
• Ongoing CPD in legislation, industry developments, and advanced commercial management techniques.
