Role Overview

The Senior Quantity Surveyor oversees the comprehensive commercial management of projects. Collaborating closely with Contracts and Project Managers as well as the broader construction team, the role is pivotal in ensuring project success, risk mitigation, and maximising financial returns. This position also involves leading commercial and contractual issues, mentoring junior staff, and contributing to the company's overall success.

Key Responsibilities

  • Develop and own the commercial strategy for projects, coordinating with the Managing Quantity Surveyor.
  • Act as the company’s representative on commercial and contractual matters, safeguarding entitlements.
  • Lead procurement activities including tender preparation, subcontractor selection, order placement, and final account management.
  • Prepare and deliver financial forecasts, cash flow analyses, reconciliations, and valuations.
  • Manage change orders and agree on variations with comprehensive documentation.
  • Ensure the timely production and agreement of final accounts.
  • Maintain commercial compliance with contracts, including traditional, design and build, and high-value projects ranging from €5m to €15m.
  • Maintain and update risk and opportunity registers, implement mitigating actions, and capitalize on opportunities to improve project outcomes.
  • Handle claims and disputes by preparing necessary documentation, formulating arguments, and representing the company with stakeholders.
  • Provide leadership, mentoring, and oversight to junior commercial staff such as Quantity Surveyors and Assistants, including training and performance management.
  • Promote teamwork and knowledge sharing within the commercial team.
  • Ensure accurate commercial reporting per company valuation policies and conduct independent reviews of cost reconciliation.
  • Support pre-construction teams with commercial insights during tenders and two-stage procurements.
  • Interpret and apply contract law to protect company interests, advising on contract conditions like NEC and JCT forms.
  • Draft contractual correspondence and confidential reports for clients and stakeholders.
  • Lead the procurement, negotiation, and management of complex subcontract agreements.
  • Manage bonds, warranties, guarantees, insurances, and letters of intent.
  • Engage with clients, consultants, subcontractors, and partners regarding commercial matters, supporting negotiations and building lasting professional relationships.
  • Bring strong commercial insight, innovation in cost management, and a proactive approach to influencing and supporting project teams.
  • Stay current with industry trends and maintain continuous professional development in commercial and legal areas.

Qualifications and Training

  • Bachelor’s degree in Quantity Surveying or a related field is essential.
  • Completed training in commercial management, dispute resolution, contract law, leadership, delegation, presentation, communication skills, behavioural-based safety, and risk management.
  • Chartered status with RICS, CIOB, or an equivalent professional body is desirable.
  • Ongoing CPD related to legislation, industry trends, and advanced commercial management practices is advantageous.
