Job Overview

We are seeking a dependable and skilled Handyworker to support residential rental properties by conducting listing-readiness evaluations, carrying out routine repairs, installing lockboxes, capturing property photos and videos, and identifying further maintenance needs prior to listing, showing, leasing, or tenant move-in.

Our client is a comprehensive leasing partner that leverages specialized technology to help landlords expedite rentals, minimize vacancies, and thoroughly screen tenants. The company manages property listings across MLS and multiple platforms, overseeing every phase from marketing to move-in.

Key Responsibilities

• Visit residential rental properties to assess readiness for listing, check access, perform authorized repairs, and prepare for tenant move-in.
• Inspect properties, noting necessary repairs or improvements influencing listing readiness and tenant satisfaction.
• Document property condition through clear photographs and videos, including access points, lockboxes, repair areas, and potential issues.
• Install lockboxes and verify access details are accurate and functional.
• Execute general repair tasks and perform small-scale property maintenance.
• Recommend or create follow-up work orders for additional repairs or improvements as needed.
• Return to complete approved work orders before key milestones such as listing, showings, lease signing, or tenant move-in.
• Provide detailed reports, including notes, photos, and videos, to communicate work completed and outstanding issues.
• Maintain professional communications with landlords, applicants, tenants when applicable, and company team members.
• Recognize when repairs require licensed professionals and escalate accordingly.

Types of Work Involved

• Drywall patching and minor wall fixes.
• Applying caulk and seals.
• Touch-up painting.
• Repairing doors, locks, hinges, handles, and cabinets.
• Basic plumbing repairs.
• Installing fixtures, shelves, mirrors, blinds, and hardware.
• Minor floor, trim, and baseboard repairs.
• Preparing properties for turnover and listing readiness.
• Lockbox installation and access arrangement.
• Condition inspections prior to listing, showings, or move-in.

Candidate Requirements

• Proven experience in handyman, maintenance technician, contractor, or similar roles.
• Strong understanding of residential repair and rental turnover standards.
• Access to reliable transportation.
• Possession of necessary tools available on-site in your vehicle.
• Availability of a ladder for job site use.
• Smartphone with high-resolution camera (iPhone 13 or equivalent) for documenting work.
• Comfortable capturing clear photos and videos demonstrating repairs, property conditions, and access.
• Ability to produce clear and concise written updates following each visit.
• Capable of working autonomously with minimal supervision.
• Professionalism, punctuality, reliability, and attention to detail.
• Respectful communication with landlords, applicants, tenants, and team members.

Preferred Qualifications

• Experience with rental property turnover repairs.
• Experience in preparing rental properties for photographs, showings, inspections, or tenant move-in.
• Proficiency in lockbox installation and managing property access details.
• Experience working within both occupied and vacant residential rental properties.
• Background in supporting leasing, property management, maintenance, or residential service operations.
