Overview

BlackRock APAC Real Estate is part of BlackRock Private Markets, managing equity real estate investments throughout Asia-Pacific on behalf of institutional clients, focusing on commingled closed-end value funds in the Asia Property Fund series. The team handles major property types including office, industrial, retail, residential, and hospitality. With 29 investment professionals across five offices in the region, the group provides a local presence within a global asset manager. The CEO/CIO and portfolio management are based in Sydney and Hong Kong respectively, supported by specialists in Legal, Compliance, Tax, Finance, Operations, ESG, Investor Relations, Product Strategy, and Research. Operating since 1999, the team has completed over 60 investments and currently manages its sixth value-add flagship fund targeting investments primarily in Japan, Australia, Singapore, and New Zealand.

Role Description

This role demands solid expertise in real estate debt and investment management and a proactive, collaborative approach to contributing to a dynamic platform. Candidates should have hands-on experience with real estate financing and capital structures across key APAC markets and ideally with fund subscription line financing.

Key Responsibilities

  • Lead negotiations and arrangements for borrowings related to regional real estate acquisitions and refinancing transactions.
  • Support asset management with loan performance monitoring, covering interest settlements, covenant compliance, loan amendments, and waiver requests.
  • Coordinate effectively with lenders, legal teams, and asset management to ensure prompt execution of loan-related activities including closings, drawdowns, and refinancing.
  • Develop and maintain strong relationships with regional lending institutions.
  • Negotiate and manage fund-level subscription credit facilities, addressing lender inquiries and delivering compliance and investor documentation.
  • Manage facility usage, including drawdowns and repayments, to optimize liquidity and reduce costs.
  • Aid fundraising efforts by preparing treasury-related due diligence responses and clarifying financing strategies to prospective investors.
  • Monitor and report on economic conditions, interest rates, and lending market trends across APAC, advising senior leadership on relevant strategies and investment implications.
  • Develop and implement hedging strategies for foreign exchange and interest rate exposures, execute derivative transactions, and monitor hedging effectiveness and counterparty risk.
  • Support the onboarding and relationship management of hedge counterparties under ISDA agreements.
  • Prepare and validate treasury-related data for fund reporting, ensuring accuracy and responding to investor queries, audits, and due diligence requests.

Qualifications and Experience

  • Between 6 and 10 years of direct experience in real estate investment management within private equity real estate firms or comparable organizations.
  • Proven expertise in real estate financing and capital structuring within Australia, Japan, Singapore, and New Zealand, with fund subscription line financing experience considered a significant advantage.
  • Understanding of value-add investment strategies with a strong grasp of portfolio management and financing disciplines.
  • Track record in private equity value-add real estate investing is highly preferred.
  • Strong financial skills including advanced modeling capabilities and commercial acumen.
  • Excellent interpersonal, teamwork, and leadership skills for effective collaboration.
  • Proficiency with Microsoft Excel, PowerPoint, and Word; strong analytical, strategic thinking, and decision-making skills.
  • Effective written and verbal communication, with a keen attention to detail.
  • Ability to perform well in a high-pressure, dynamic environment, managing projects and investments with sound commercial judgment.
