Intermediate Project Manager

Role summary

The Project Manager will lead assigned workstreams while coordinating with ownership, senior leaders, site supervisors, clients, consultants, subcontractors, and suppliers. The aim is to keep projects organized, profitable, safe, and progressing smoothly. Support is available from leadership, accounting, estimating, safety, and field teams, but the position requires someone who can stay practical, accountable, and comfortable managing the full project cycle.

Key responsibilities

• Take charge of assigned projects from award stage through closeout.
• Study contracts, drawings, specifications, scopes, budgets, schedules, and overall project obligations.
• Work with site supervisors to organize the work, set sequencing, solve site issues, and maintain progress.
• Handle RFIs, submittals, meeting records, drawing revisions, change control, commitments, and closeout files.
• Coordinate effectively with clients, consultants, subcontractors, suppliers, and authorities having jurisdiction.
• Draft, review, and release subcontracts, purchase orders, change orders, and project communications.
• Monitor project costs, forecasts, billings, variations, and profit performance.
• Review subcontractor pricing and help define scopes that are clear, complete, and fair.
• Attend and run project meetings, record action items, and ensure follow-up is completed.
• Support procurement planning, flag long-lead items early, and keep schedules current and realistic.
• Maintain strong client relationships through timely communication and dependable follow-through.
• Help the field sustain a safe, tidy, organized, and respectful jobsite environment.
• Lead closeout activities, including deficiencies, occupancy needs, turnover packages, warranties, manuals, and final billing.

Experience and qualifications

Applicants should have at least 3 years of experience in project management for commercial, institutional, healthcare, and/or building envelope general contracting work, ideally on projects up to $10 million. Backgrounds as a project coordinator or site supervisor may also be considered.

Strong knowledge of construction drawings, specifications, contracts, schedules, budgets, scopes, and subtrade coordination is required, along with practical experience in procurement, RFIs, submittals, change management, cost tracking, progress billing, and closeout.

The right candidate should be able to manage several active projects or a single larger complex project, communicate clearly in writing and verbally, and build trust with clients, consultants, trades, suppliers, and field teams. They should be organized, dependable, calm under pressure, and able to work independently without constant supervision. A valid driver’s licence and the ability to travel to project sites are necessary.

Nice-to-have qualifications

Gold Seal, PMP, CET, or Red Seal credentials are considered an advantage but are not mandatory. Experience with Procore, Bluebeam, Microsoft Project, and Microsoft Office is also a plus. Exposure to construction management, construction manager at risk, and design-build contracts is viewed as a strong asset.

Education

A diploma, degree, ticket, or certification in construction management, engineering technology, architectural technology, project management, or a related area is preferred. Equivalent hands-on construction experience will also be taken into account.
