Role Overview

We are seeking a dependable and experienced Handyworker to service residential rental properties. This role involves conducting listing-readiness inspections, executing general repairs, installing lockboxes, capturing property photos and videos, and identifying further tasks necessary before a property is listed, shown, leased, or prepared for move-in.

The client is a comprehensive leasing partner utilizing proprietary technology aimed at assisting landlords in faster leasing, lowering vacancy, and meticulously screening applicants. They distribute rental listings to the MLS and over 20 platforms and manage all phases from listing to tenant move-in.

Key Responsibilities

• Visit residential rental units to assess listing readiness, verify access, carry out approved repairs, and prepare for tenant move-in.
• Inspect properties thoroughly, noting needed repairs or improvements impacting listing or occupancy readiness.
• Document property and access points through clear photos and videos, including any repairs or concerns relevant to leasing.
• Install lockboxes and verify access arrangements.
• Complete minor repairs and property readiness tasks.
• Recommend or generate additional work orders for subsequent repairs or enhancements.
• Return to properties as needed to finish approved work prior to listing, showings, lease finalization, or move-in.
• Provide detailed updates, including notes, photos, and videos of completed tasks.
• Maintain professional communication with landlords, applicants, tenants when applicable, and internal team members.
• Recognize when specialized licensed trades are necessary and escalate appropriately.

Typical Work Includes

• Drywall patching and minor wall repairs
• Caulking and sealing tasks
• Painting touch-ups
• Fixing doors, locks, hinges, handles, and cabinets
• Basic plumbing repairs
• Installing fixtures, shelves, mirrors, blinds, and hardware
• Minor flooring, trim, and baseboard repairs
• Handling turnover repairs to prepare rentals for listing
• Installing lockboxes and configuring access
• Assessing property condition before listing, showing, or move-in

Candidate Requirements

• Proven experience as a handyworker, maintenance technician, contractor, or similar role
• Comprehensive understanding of residential repairs, rental turnovers, and property readiness expectations
• Reliable personal transportation
• Possession of necessary tools readily available in your vehicle
• Access to a ladder for job sites
• Use of an iPhone 13 or equivalent smartphone with quality camera capabilities
• Ability to take high-quality photos and videos documenting property conditions, repairs, and access
• Skilled at writing clear notes and updating records after each site visit
• Capability to work independently with minimal supervision
• Professionalism, punctuality, attention to detail, and reliability
• Effective and respectful communication with landlords, applicants, tenants (if applicable), and team members

Preferred but Not Essential

• Previous experience with rental turnover repairs
• Familiarity preparing rental units for photography, showings, inspections, or tenant move-in
• Lockbox installation and access set-up experience
• Comfort working in both occupied and vacant residential rentals
• Background supporting leasing, property management, maintenance, or residential service operations
