Overview
Coombes Property Group, a growing private property investment and development organization, seeks a skilled Facilities Manager to oversee the maintenance and operational aspects of several Brisbane-based properties. We want an experienced, commercially savvy professional passionate about property management, who will collaborate with our property and maintenance teams to uphold top standards in property presentation and functionality.
Key Responsibilities
- Oversee building services management, maintenance, and operations.
- Maintain assets in good repair, ensuring cost-effective utilization and compliance with statutory obligations while prioritizing safety and customer satisfaction.
- Supervise and engage the onsite team, ensuring they are effectively utilized, trained, and motivated.
- Complete routine daily, weekly, and monthly operational duties.
- Conduct necessary property inspections and prepare reports.
- Maintain high standards of maintenance, cleanliness, and presentation at all times.
- Follow all company policies and procedures diligently.
- Provide assistance to the National Operations Manager as needed.
- Help prepare and monitor the annual operating expenditure budget.
- Support the Property Manager with tenancy preparations and inspections.
- Collaborate with Property Manager and management teams on tenant fit-outs and common area upgrades.
- Work alongside National Operations and Property Managers to manage site teams, including training and performance evaluations.
- Liaise effectively with clients, tenants, consultants, and management, including preparing reports.
- Efficiently manage contractors, including inductions, monitoring practices, ensuring adherence to WHS procedures, and verifying quality and scope of completed work.
- Respond promptly to call-outs and take appropriate actions.
Qualifications and Experience
- At least 10 years of industry experience in a comparable role.
- Technical background or training; mechanical or electrical trade qualification is preferred.
- Strong attention to detail and commitment to promptly address issues.
- Comprehensive understanding of property systems and a proactive approach to ownership of problems.
- Ability to work independently without supervision.
- Flexibility in thinking and eagerness to learn.
- Proficient in administrative tasks and spreadsheet use; computer literacy including experience with BMCS.
- Contractor management experience including maintaining contract schedules.
- Awareness of safety, WHS, disability access (DDA), and risk management protocols.
- Familiarity with Australian Standards and the Building Code of Australia (BCA).
- Effective prioritization and time management skills.
- Team-oriented attitude with adaptability regarding duties and work hours.
- Experience representing an organization in corporate refurbishment and new building projects is advantageous.
