Job description
Overview
This role involves managing Defects Liability Period (DLP) service requests to ensure all defects and snags reported by clients or stakeholders are addressed promptly and efficiently. The Executive will coordinate with contractors and project teams to monitor and confirm defect rectifications while maintaining accurate records and providing regular reports.
Key Responsibilities
- Handle DLP service requests assigned by leadership, ensuring proper logging and tracking of defects reported by owners, customers, and stakeholders.
- Liaise with main contractors for defect resolution and maintain follow-up until issues are formally closed.
- Produce daily reports detailing service requests, defects, and DLP activities for management review.
- Collaborate closely with contractors and project teams for defect rectification and closure processes.
- Conduct site inspections to verify the quality and completeness of repair work.
- Assess and validate contractor completion documents before closing tickets.
- Escalate unresolved, delayed, or disputed issues to supervisors for resolution.
- Maintain detailed documentation of outstanding or contested snags to support settlement discussions.
- Communicate effectively with property owners/customers, providing updates and managing escalations professionally.
- Utilize client portals, CAFM systems, and mobile applications for snagging, inspections, tracking, and reporting duties.
Qualifications and Experience
- Possession of a Bachelor’s degree in Engineering, Management, or related fields, with diploma holders considered if they have significant relevant experience.
- At least 5 years of experience in handover processes, defects management, snagging, or post-handover operations.
- Preferred background in real estate, construction, property development, or facilities management.
- Proven ability in contractor coordination, defect tracking, inspections, and validation of rectifications.
- Experience interfacing directly with property owners or customers is strongly favored.
Language Proficiency
Fluency in both Arabic and English is mandatory to communicate effectively with relevant stakeholders.
Certifications and Additional Competencies
- Required HSE or Occupational Health & Safety induction certification (site/employer-provided certificates accepted).
- First Aid certification is advantageous but not mandatory.
- Familiarity with snagging processes and CAFM systems preferred; training can be provided during initial assignment if needed.
