Role Overview

We are initiating our next growth phase by hiring an experienced Director of Projects to found and lead the Project Management Office (PMO) and oversee our residential development portfolio. This position reports directly to the CEO.

Key Responsibilities

• Formulate and lead the PMO from inception, including designing governance frameworks, policies, procedures, manuals, templates, and standards for project management.
• Recruit, manage, mentor, and cultivate the project management team.
• Establish project KPIs and reporting mechanisms across all developments.
• Implement risk management structures encompassing identification, mitigation planning, and governance reviews.
• Choose and refine project management tools and digital platforms continuously.
• Lead end-to-end delivery of multi-building residential projects, managing scope, schedule, budget, quality, and risks throughout.
• Approve progress payments, variation requests, and schedule extensions.
• Supervise value engineering and cost reduction efforts.
• Monitor project health and apply corrective strategies as necessary.
• Act as the developer’s principal representative with consultants, contractors, regulatory bodies, and internal teams.
• Coordinate project requirements related to off-plan sales, including routine progress reporting and completion certification linked to escrow accounts.
• Prepare executive-level reports, dashboards, and strategic analyses for leadership and investors.

Qualifications & Experience

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, or related fields.
• At least 12 years of relevant experience in real estate development, construction, or project management consultancy.
• Minimum 5 years in a senior leadership capacity.
• Proven success managing delivery of multi-building residential or mixed-use projects.
• Experience acting as the project owner’s representative throughout the project lifespan.
• Demonstrated capability in establishing PMO functions, governance systems, and project management processes from scratch is highly preferred.
• Strong understanding of project governance, controls, contractual administration, and construction management best practices.
• Knowledge of Saudi real estate regulatory environment including off-plan sales reporting requirements.
• Preferred Professional certifications: PMP, PMI-CP, RICS, or CCM.
