Building Operator, Live-In

Role overview

The Building Operator will look after the day-to-day functioning of the assigned apartment properties in Simcoe by handling routine maintenance, light administrative support, cleaning duties, and tenant-facing service.

Work location and schedule

• Site address: 2 & 6 Spencer Way, Simcoe, Ontario.
• This is a full-time, on-site position.
• Work follows a rotating rota and includes weekends.
• On-call availability is required.

Compensation and housing

• Total pay is $63,600 per year.
• The compensation package includes rent for a provided apartment.
• Utilities and parking are covered.
• Employer-paid health and dental coverage is included.

What you will do

• Carry out regular walkthroughs of interior and exterior common spaces, as well as contractor work, and record any damage or deficiencies so corrective work can be started.
• Complete minor repairs in occupied suites, including basic plumbing, electrical, and carpentry work, and respond to tenant service requests.
• Prepare vacant or turnover units by cleaning and making repairs as needed.
• Handle maintenance issues quickly, including emergency and after-hours situations.
• Keep storage and boiler rooms orderly, maintain clean walkways, and take care of snow shoveling and salting.
• Oversee garbage handling and general site cleanliness.
• Support all preventive maintenance activities, including annual inspections of fire and life safety systems, HVAC servicing, and annual backflow testing.
• Collect final paperwork and documentation for record retention.
• Contribute to annual budgeting by completing inspection and deficiency reporting.
• Check invoices, service agreements, and purchase orders to confirm work quality and control costs.
• Track site spending regularly to help keep operations within budget.

Requirements

• Post-secondary education relevant to the role is needed.
• At least 3 years of experience working with HVAC equipment, BAS, and FAS in a Class A residential setting is required.
• A valid driver's licence, a clean driving record, and automobile insurance are mandatory.
• Working knowledge of Word, Excel, email, and web-based tools is required.
• You must be able to lift up to 50 lbs and perform physical tasks such as bending, pushing, pulling, and climbing stairs.
