Overview
Meta specializes in designing, constructing, leasing, and operating cutting-edge, energy-efficient data centers globally. The role of AI Data Center Development Manager focuses on overseeing the development and expansion of Meta's data center infrastructure to ensure optimal capacity, rapid deployment, risk mitigation, flexibility, and cost efficiency. This position demands a strategic yet analytical mindset, capable of managing large projects with a global perspective while navigating complex challenges.
Key Responsibilities
- Evaluate potential new sites, campus expansions, and strategic land acquisitions through in-depth market analysis including power availability, fiber connectivity, labor markets, land costs, tax incentives, and natural hazard risks.
- Lead comprehensive due diligence on prospective sites assessing permitting, land-use, tax structures, incentive programs, energy sources and costs, renewable energy options, water supply sustainability, environmental risks, and legal/physical/financial considerations.
- Develop and maintain scoring systems and comparative evaluation frameworks for data-driven site selection.
- Conduct site visits to verify data and assess site conditions and compatibility with surrounding land use.
- Manage compliance with real estate, land use, and utility regulations including environmental permitting such as impact assessments, stormwater management, air quality, noise, and endangered species considerations.
- Interpret regulatory impacts on Meta’s current and future data center operations, monitor legislative changes, and ensure adherence to all permit and development agreement conditions throughout site construction and operation.
- Negotiate with electric and water utility providers to secure reliable, cost-effective services with attention to capacity, redundancy, rate structures, and infrastructure support for data center needs.
- Build and maintain strong relationships with utility engineers and planners to proactively address infrastructure challenges and advocate for necessary improvements.
- Lead coordination and communication among internal teams and external stakeholders including government entities, consultants, and community groups to ensure project alignment and timely delivery.
- Serve as the primary contact for consultants ensuring quality and on-time completion of deliverables.
- Manage cross-functional project status updates, action tracking, and executive reporting.
- Support the strategic development of Meta’s data center location and leasing portfolio including preparing business cases and investment proposals.
- Oversee ongoing site development activities such as agreement management, milestone tracking, compliance monitoring, and negotiations for renewals or amendments.
- Develop scalable tools, processes, templates, and workflows to improve efficiency and knowledge sharing within the site development team.
- Document and integrate lessons learned and best practices to enhance future project execution.
- Travel commitment of 25-50% for site visits and related activities.
Minimum Requirements
- Bachelor’s degree in Real Estate, Engineering, Computer Science, Operations, or Business-related fields.
- At least 5 years’ experience in critical facility site development, commercial real estate, infrastructure development, or data center site selection.
- Proven ability to manage multiple projects involving coordination with internal teams, vendors, and consultants across various time zones.
- Proficient use of project management tools such as Google Suite, Excel, PowerPoint, and similar software.
Preferred Qualifications
- Experience in ethical AI practices including risk assessment, bias mitigation, and quality control.
- Demonstrated success applying AI tools to optimize workflows and improve process efficiencies.
- 7+ years of relevant experience in site development and data center selection.
- Advanced degrees in related disciplines (e.g., Master’s).
- Ongoing upskilling in AI technologies, including prompt engineering and orchestration.
- Extensive knowledge of land use diligence, utility planning, cooling technologies, entitlements, and permitting processes.

Additional Information
Compensation is determined based on qualifications and location, excluding potential bonuses or equity. Meta offers comprehensive benefits beyond base salary. This role requires significant travel, between 25% to 50%. The position is full-time and onsite in Singapore.
