Qiddiya Investment Company is revolutionizing the entertainment sector in Saudi Arabia. We are seeking an enthusiastic early-career individual to join our Master Development Unit Financing team as a Specialist focusing on Land Cost and Valuation. This role is ideal for someone with solid analytical skills, meticulous attention to detail, and a proactive approach.
Role Overview
As a Specialist, you will engage in comprehensive land cost allocation tasks, gaining deep insights into the master planning process, land subdivision, servicing, and associated financial impacts. This position offers interaction with key internal teams including master development districts, cost planning, implementation, and the broader MDU Financing team, contributing to commercial land analysis and the master planning process. Beyond technical expertise, success in this role requires initiative, accountability, effective communication, and a positive work ethic.
Key Responsibilities
- Perform detailed modelling and allocation of land costs at city-wide and district levels.
- Verify the integrity and accuracy of data inputs.
- Develop subsidy scenario models and conduct sensitivity analyses for multiple development pathways.
- Translate intricate data sets into clear, concise summaries to support decision-making.
- Assist in refining and enhancing the land cost model framework.
- Contribute to land valuation and financial analyses that guide strategic decisions.
- Collaborate across multiple disciplines including Implementation, Cost Planning, and Master Planning teams.
- Support land sale strategies, manage land transactions, and participate in commercial negotiations.
- Critically assess existing assumptions and suggest improvements to optimize investment returns.
- Prepare executive-level reports and presentation materials.
Candidate Requirements
- Possess a Bachelor’s or Master's degree in Finance, Real Estate, Economics, Urban Development, Civil Engineering, Architecture, or a related field.
- Have between 8 to 12 years of relevant experience in real estate, infrastructure development, or development finance.
- Demonstrate advanced proficiency in Excel and financial modelling.
- Preferably experienced in land economics, infrastructure advisory, or master development projects.
- Strong knowledge of the land development lifecycle, infrastructure delivery processes, and land subdivision.
- Understand land valuation principles, cost planning, and land use classifications.
- Exhibit strong project and stakeholder management capabilities.
- Communicate effectively across various audiences.
- Capable of synthesizing complex technical and financial information.
- Possess excellent problem-solving skills.
