Overview
The Project Coordination Manager role requires overseeing the entire lifecycle of multiple development projects, ensuring smooth collaboration among internal teams, consultants, contractors, and stakeholders to successfully deliver projects on schedule, within budget, and with the expected quality. Reporting to the Head of Supervision, this position is embedded within a dynamic and regulated environment in Abu Dhabi, UAE.
Key Responsibilities
- Oversee all stages of project delivery from initial design concepts through to construction completion and handover.
- Manage and monitor project schedules, key milestones, deliverables, and periodic reporting across several concurrent projects.
- Interact and coordinate with architects, engineers, consultants, contractors, government authorities, and internal stakeholders to facilitate seamless project execution.
- Conduct thorough reviews of architectural, structural, civil, and MEP drawings ensuring alignment with project objectives and technical standards.
- Track project progression, foreseeing and resolving technical, commercial, and operational challenges proactively.
- Act as a liaison fostering communication between design, commercial, procurement, construction, sales, and asset management departments.
- Ensure projects adhere to agreed budgets, timelines, quality benchmarks, and contractual commitments.
- Monitor contractor and consultant performance against contractual KPIs and standards.
- Evaluate and coordinate technical documents including submissions, shop drawings, material approvals, and manage changes to designs.
- Identify project risks and propose effective mitigation strategies.
- Lead value engineering efforts aimed at reducing costs without undermining quality.
- Assist in tender processes, including evaluating bids and selecting consultants and contractors.
- Maintain compliance with UAE building laws, authority protocols, health and safety requirements, as well as internal policies.
- Prepare detailed executive summaries, dashboards, presentations, and periodic updates for senior leadership.
- Chair project coordination meetings, ensuring prompt follow-up on decisions and action items.
- Support final project activities such as snagging, handover, and compiling lessons learned documentation.
Qualifications and Experience
- Bachelor’s degree in Civil Engineering or Architecture is required; a Master’s degree is an added advantage.
- Professional certifications, such as PMP or equivalent, are preferred.
- At least 25 years of progressively responsible experience in project management and coordination within real estate development, construction, or consultancy.
- Strong background in managing large-scale residential, commercial, hospitality, mixed-use, and master-planned projects within the UAE.
- Demonstrated competency in overseeing projects from concept design through to full construction completion.
- Experienced in managing relationships with developers, consultants, project management consultants (PMC), contractors, and government bodies.
- Experience delivering complex projects valued in the multi-million to multi-billion AED range.
Technical & Software Skills
- Expertise in project planning and coordination, design and construction management, contract administration, cost and schedule control, risk mitigation, and value engineering.
- Knowledge of UAE building codes, authority approvals, and compliance with health, safety, and environmental standards.
- Proficient in project reporting, governance tools, and systems such as Microsoft Project, Primavera P6, AutoCAD, Revit (preferable), Microsoft Office, and project/document management systems like Aconex or Procore.
