Key Responsibilities

Visiting residential rental properties for various appointments such as listing readiness, access validation, pre-approved repairs, and move-in preparation
Inspecting overall property condition and identifying necessary repairs or improvements that influence listing readiness, showings, or move-in quality
Capturing clear photos and videos of properties, access points, lockboxes, repairs, and any issues relevant to the leasing operation
Installing lockboxes and verifying access procedures
Performing general repairs and light maintenance tasks to ensure property readiness
Generating or recommending follow-up work orders for additional necessary repairs or improvements
Returning to properties to complete tasks as per approved work orders before listing, showings, lease finalization, or move-in
Providing detailed updates, including notes, photos, and videos of completed work
Maintaining professional communication with landlords, applicants, tenants (where relevant), and internal team members
Recognizing when specialized licensed tradesmen are required and escalating such situations appropriately

Typical Work Assignments

Minor drywall patches and wall repair
Sealing and caulking tasks
Touch-up painting
Repairs of doors, locks, hinges, handles, and cabinetry
Basic plumbing repairs
Installation of fixtures, shelves, mirrors, blinds, and hardware
Small flooring, trim, and baseboard repairs
Turnover and listing preparation repairs
Lockbox installation and access coordination
Pre-listing or pre-move-in property condition evaluations

Candidate Requirements

Prior proven experience as a skilled handyworker, maintenance technician, contractor, or in a similar role
Comprehensive knowledge of residential repairs, rental turnover procedures, and property readiness expectations
Own reliable transportation for site visits
Possession of necessary tools consistently available in the vehicle
Access to a ladder for tasks at job sites
Use of an iPhone 13 or comparable smartphone with high-quality camera capability
Comfortable with capturing clear visual documentation of the property and repair work
Ability to write detailed notes and submit timely updates following each visit
Capable of functioning independently with minimal oversight
Professional demeanor including punctuality, reliability, and meticulous attention to detail
Effective and respectful communication skills with landlords, applicants, tenants, and internal personnel

Desirable Skills

Experience in rental turnover repair tasks
Preparing rental units for photography, showings, inspections, or move-in
Installing lockboxes and managing access details
Working within both occupied and vacant residential rental properties
