About the Role
Royal York Property Management seeks a dependable and experienced Handyworker to support residential rental properties. The role involves assessing property readiness, performing general maintenance and minor repairs, installing lockboxes, documenting conditions through photos and videos, and identifying additional work needed prior to showings, leases, or tenant move-ins.
The company focuses on managing rental properties while supporting owners, tenants, and internal teams through leasing, maintenance coordination, inspections, and overall property management.
Key Responsibilities
- Visit residential rental properties for property-readiness evaluations, access verification, maintenance work, inspections, and preparing units for move-ins
- Inspect property conditions and recommend necessary repairs or improvements
- Capture clear photographs and videos of properties, lockboxes, repairs, and concerns requiring follow-up
- Install lockboxes and confirm access details
- Perform general repairs and light maintenance to prepare properties
- Create or suggest work orders for further repairs
- Return to complete approved maintenance tasks as required
- Provide thorough updates including notes, photos, videos, and completion details
- Engage professionally with property owners, tenants, vendors, and internal teams
- Recognize when specialized licensed trade services are needed and escalate accordingly
Typical Tasks
- Patch drywall and perform minor wall repairs
- Apply caulking and sealants
- Touch-up painting
- Repair doors, locks, hinges, cabinet handles
- Carry out basic plumbing fixes
- Install fixtures, shelves, mirrors, blinds, and hardware
- Address minor flooring, trim, and baseboard repairs
- Perform rental turnover and readiness repairs
- Install lockboxes and manage access setup
- Conduct inspections prior to showings, move-ins, or official inspections
Candidate Requirements
- Previous work experience as a skilled handyworker, maintenance technician, contractor, or related position
- Solid understanding of residential repairs, rental turnovers, and property-readiness standards
- Reliable personal transportation
- Possession of necessary tools during work hours
- Availability of a ladder for on-site tasks
- Use of an iPhone 13 or equivalent smartphone equipped with a high-quality camera
- Competency in capturing clear images and videos of property conditions and repairs
- Ability to document notes clearly and submit timely updates
- Self-motivated, capable of working independently with minimal oversight
- Professional, punctual, dependable, and meticulous in work quality
- Effective and respectful communication skills with all stakeholders
Preferred Qualifications
- Experience in rental turnover repairs and preparing units for photography or showings
- Familiarity with lockbox installation and access management
- Experience working in both occupied and vacant rental residences
- Background supporting property management or maintenance operations
Field & Equipment Requirements
- Reliable transportation for traveling between locations
- Required repair tools on hand
- Ladder for use at job sites
- Smartphone with quality camera capabilities
- Ability to provide prompt and clear work updates with images and notes
