Assistant Project Manager

Role Summary

The Assistant Project Manager plays an important role on the project team, handling change orders, subcontractor coordination, and project records with a high degree of ownership and independence. This role requires a solid grasp of the financial, administrative, and scheduling aspects of construction, along with regular support for internal coordination and client-facing communication.

Responsibilities

• Drive the change order process from initial preparation through purchase order release, including pricing analysis and subcontractor negotiation.
• Review subcontractor proposals and scope details in full, identifying gaps, inconsistencies, or potential risks.
• Oversee procurement schedules and coordinate the timing of long-lead materials and items.
• Own the submittal log and ensure critical items are tracked and escalated as needed.
• Track and maintain the schedule of events and project milestone progress.
• Partner with the Superintendent to build the subcontractor construction schedule.
• Lead the project closeout process, including review and reconciliation of purchase orders, billing, and retention items.
• Communicate proactively with internal teams and outside stakeholders, including running subcontractor meetings when required.
• Spot scope changes or financial exposure early and escalate issues with proposed resolution paths.
• Coach and assist Project Engineers and Project Coordinators as needed.

Requirements

• Strong working knowledge of construction drawings, specifications, and jobsite logistics, with ability ranging from proficient to advanced.
• Good understanding of subcontract scope definitions, project sequencing, and budget implications.
• Experience using Microsoft Office, Procore, and MS Project; Timberline knowledge is useful.
• Ability to juggle several priorities at once and remain effective in high-pressure situations.
• Clear and adaptable written and verbal communication skills for different audiences.

• For California-based work, the expected annual compensation range is $75,000 to $110,000.

Salary Information

This California role carries an estimated annual pay range of $75,000 to $110,000.
