Our Client is seeking a dependable and skilled Handyworker to support residential rental properties. The role involves conducting assessments to ensure properties are ready for listing, showings, leasing, or move-in by performing general maintenance, installing lockboxes, and documenting property conditions through photos and videos.

The client is a comprehensive leasing service leveraging proprietary technology to help landlords lease properties more efficiently, reduce vacancy periods, and screen applicants thoroughly. They syndicate rental listings across multiple platforms and manage the entire leasing process from listing to move-in.

Key Responsibilities

• Visit residential rental properties to perform listing-readiness inspections, access verification, approved repair tasks, and prepare properties for move-in.
• Evaluate the overall condition to identify repairs or improvements affecting listing, showings, or move-in standards.
• Capture clear photographs and videos documenting the property, access points, lockboxes, repairs, and any concerns impacting the leasing workflow.
• Install lockboxes and verify access information.
• Carry out general repair and maintenance tasks to achieve property readiness.
• Create or suggest additional work orders for follow-up repairs or enhancements.
• Return to properties to complete approved work orders prior to listing, showings, lease finalization, or move-in when necessary.
• Provide detailed updates including notes, photos, and videos to track completed tasks.
• Maintain professional communication with landlords, applicants, tenants as applicable, and internal team members.
• Recognize when specialized licensed trades are needed and escalate accordingly.

Typical Work Includes

• Drywall patching and minor wall repairs.
• Caulking and sealing tasks.
• Painting touch-ups.
• Repairing doors, locks, hinges, handles, and cabinets.
• Performing basic plumbing repairs.
• Installing fixtures, shelves, mirrors, blinds, and hardware.
• Executing minor flooring, trim, and baseboard repairs.
• Conducting rental turnover and preparation repairs.
• Installing lockboxes and establishing property access setups.
• Performing property condition assessments before listings, showings, or move-in.

Candidate Requirements

• Previous experience as a handyworker, maintenance technician, contractor, or related role with strong knowledge of residential repairs and rental turnover procedures.
• Reliable transportation to travel between properties.
• Possession of all necessary tools readily available in a truck during work.
• Access to a ladder for job site use.
• Ownership of an iPhone 13 or equivalent smartphone with a high-quality camera for documentation purposes.
• Comfortable taking clear photos and videos of property conditions, access points, repairs, and completed work.
• Able to write concise notes and submit thorough updates following each property visit.
• Capable of working independently with minimal supervision while maintaining professionalism, punctuality, and attention to detail.
• Effective communication skills with landlords, applicants, tenants (when applicable), and colleagues.

Preferred Qualifications

• Experience in rental turnover repairs and preparing properties for photo shoots, showings, inspections, or move-in.
• Proven experience installing lockboxes and verifying access details.
• Familiarity with working inside both occupied and vacant residential rental properties.
• Background supporting leasing, property management, maintenance, or residential service operations.

Important Notes

This role requires only general handywork and does not involve major licensed trade activities such as plumbing, electrical, HVAC, gas, or structural work unless the individual holds proper licensing. Any specialized or permit-required tasks must be escalated to certified tradespeople.
