Job Overview

We are looking for an accomplished Estimating Manager with a substantial record of success in cost planning, tendering, and estimation of ultra-luxury residential developments, bespoke villas, and premium projects. The candidate will be responsible for precise cost projections across complex construction, interior fit-outs, and high-value materials, ensuring that commercial viability and luxury standards are maintained.

Key Responsibilities

• Lead preparation of detailed cost estimates, budgets, BOQs, and tenders for luxury residences and mixed-use projects.
• Interpret architectural, interior, landscape, and engineering documents to evaluate scope and financial impact.
• Develop cost plans for upscale villas, premium interiors, and luxury amenities.
• Manage estimates for expensive materials and services including FF&E, bespoke joinery, luxury lighting, smart technologies, artworks, and imported luxury components.
• Perform intricate quantity take-offs and cost assessments for sophisticated design elements.
• Source, assess, and negotiate proposals from specialized subcontractors, high-end suppliers, and international vendors.
• Analyze risks, market trends, procurement methods, and opportunities to optimize costs without compromising design quality.
• Collaborate with Design, Procurement, Development, and Project Management teams during concept and tender phases.
• Offer cost consultancy and value engineering advice consistent with ultra-luxury standards.
• Maintain comprehensive cost databases covering luxury construction and specialized finishes.
• Evaluate and manage impacts of variations, changes, or scope modifications on budgets and profitability.
• Assist senior management with bid strategies, contract negotiations, and commercial decisions.
• Guide and mentor junior estimation staff promoting best cost planning practices.
• Ensure timely and accurate estimate delivery that is competitive and aligned with project schedules.

Qualifications & Experience

• Bachelor’s degree in Civil Engineering, Quantity Surveying, Construction Management, Architecture, Interior Design, or related fields.
• Minimum 10 years of experience in estimation, cost planning, and tendering, with significant work on ultra-luxury residential and high-end projects.
• Proven leadership as a manager handling high-value residential, hospitality, or luxury mixed-use estimations.
• Expertise in calculating costs for luxury villas, branded residences, hospitality projects, and high-end interiors.
• Hands-on experience with premium finishes, FF&E, bespoke joinery, imported luxury materials, smart home tech, specialty lighting, artworks, etc.
• Strong collaboration with interior designers and understanding of luxury design details and execution.
• Ability to manage budgets for large-scale developments with high financial values.
• Deep knowledge of UAE and GCC market pricing, procurement, supplier networks, and construction methods.
• Skill in value engineering while preserving luxury quality and design intent.
• Strong commercial insight, contract administration, and tender negotiation capabilities.
• Familiarity with FIDIC contracts and related commercial practices.
• Excellent stakeholder engagement, negotiation, analytical abilities, and leadership skills.
• Proficiency in cost estimation software and Microsoft Office tools.

Preferred Background

• Experience with top-tier luxury developers, contractors, interior fit-out specialists, or hospitality project developers.
• Established contacts among premium suppliers, specialized subcontractors, and procurement partners within UAE and internationally.
• Experience managing bespoke architectural and ultra-premium interior projects exceeding AED 100 million in value.
