About the Role
Modon is looking for a Development Associate to support the creation of major communities, destinations, and mixed-use projects across the region. The position offers the chance to work on developments that influence urban living and to grow within a leading UAE real estate developer.
This role suits a real estate development professional who is comfortable following a project from the early opportunity stage through feasibility, design, construction, and final handover. You will collaborate with development specialists, architects, engineers, consultants, and government stakeholders on high-profile projects.
Role Purpose
The Associate – Development helps deliver real estate projects through every phase of the development cycle, starting with concept and feasibility and continuing through design, construction, and handover. The role also supports regulatory compliance, budgeting, financial monitoring, design coordination, construction follow-up, and stakeholder communication.
Key Responsibilities
Project Inception and Feasibility
- Help identify and assess development opportunities using market research and site evaluation.
- Support feasibility work, including financial modelling and early-stage risk review.
- Assist in drafting project briefs, business cases, and investment summaries.
- Coordinate with the relevant authorities to support zoning, permits, and entitlement compliance.
Financial Management
- Track project budgets and monitor spending to support cost control.
- Assist with financial forecasts, cash flow analysis, and return-on-investment calculations.
Design and Planning Support
- Work with architects, engineers, and consultants to move the design process forward.
- Review concept, schematic, and construction drawings to confirm they match project needs.
- Help ensure design outputs align with programme, design intent, and financial targets.
Construction Support
- Support coordination with contractors and vendors under senior guidance.
- Participate in site visits and track progress to help keep delivery on schedule and within quality standards.
- Flag project issues, deviations, or delays to the wider team.
Stakeholder and Consultant Coordination
- Assist in communication across internal teams, consultants, and outside stakeholders.
- Help maintain productive working relationships with investors, government bodies, and other key parties.
Risk and Problem Solving
- Identify possible risks and support senior colleagues in shaping mitigation actions.
- Help address project challenges and follow through on agreed solutions.
Close-out and Handover
- Support project handover by monitoring punch list items and checking that documentation is complete.
- Assist with post-completion reviews and lessons learned for future reference.
Reporting and Communication
- Prepare regular progress updates and reports for the project team and senior management.
- Maintain timely, clear communication with everyone involved in the project.
Requirements
- A bachelor’s degree in Real Estate Development, Urban Planning, Construction Management, Architecture, Engineering, Business Administration, or a related discipline.
- 3 to 5 years of progressive experience in real estate development, with exposure to projects from start to finish.
- Solid understanding of real estate financial analysis, pro forma development, and budgeting.
- Good knowledge of zoning rules, building codes, and permitting procedures in Egypt.
