Security Manager

Role overview

The Security Manager will oversee security functions across residential communities, with primary responsibility for protecting residents, visitors, staff, contractors, company property, and key infrastructure. This position involves shaping security strategy, supervising outsourced security operations, ensuring adherence to Saudi requirements, and helping maintain a secure yet welcoming residential setting.

Key responsibilities

• Direct day-to-day security activity across the residential community portfolio.
• Create, roll out, and refine security procedures, standard operating processes, and emergency response plans.
• Oversee external security vendors and ensure they meet agreed KPIs, SLAs, and service expectations.
• Carry out security assessments, inspections, and audits, then drive corrective measures where needed.
• Manage electronic security systems such as CCTV, access control, ANPR, barrier gates, intercoms, and control room operations, working with the FM team to keep systems reliable.
• Lead incident handling, investigations, and emergency response efforts, including liaison with authorities when necessary.
• Ensure compliance with Saudi regulations, Civil Defense expectations, company rules, and HSE standards.
• Produce regular security reports, performance dashboards, and improvement recommendations.
• Guide, train, and develop the security team while encouraging professionalism, accountability, and strong customer service.
• Support a premium resident experience by combining effective protection with courteous service.

Requirements

• Must be a Saudi national.
• Bachelor’s degree in Security Management, Criminal Justice, Business Administration, Facility Management, or a closely related discipline.
• At least 7 years of security management experience, including a minimum of 3 years in a managerial capacity.
• Background in residential communities, hospitality, or real estate is preferred.
• Strong working knowledge of physical security, risk assessment, emergency response, incident investigations, and security technologies.
• Experience managing outsourced security contracts and service providers.
• Demonstrated leadership, communication, and problem-solving abilities.
• Fluent in English; Arabic is considered an advantage.
• Good understanding of Saudi security regulations and compliance obligations.
