Role Overview

We are seeking a seasoned and commercially adept Quantity Surveyor to oversee the commercial aspects of Mechanical and Fit-Out projects from tender through to final account. The candidate will manage measurements, valuations, variations, subcontractor accounts, client payment claims, and ongoing commercial reporting across service-led and construction projects.

Though principally a Quantity Surveyor role, there is scope for increasing commercial responsibility as familiarity with internal systems, clients, projects, and reporting matures. Key Duties and Responsibilities

• Provide commercial management of Mechanical and Fit-Out projects from initiation to final account completion.
• Prepare and manage interim valuations, payment claims, and required documentation.
• Identify, measure, price, and negotiate contract variations.
• Assist in monthly cost reporting, cost value reconciliations (CVRs), cash flow updates, and project forecasting.
• Collaborate closely with project managers, engineers, and site teams to maintain accurate cost and progress data.
• Support contracts director and commercial team with project cost control and reporting duties.
• Generate precise commercial updates for internal meetings and raise identified project risks or opportunities.
• Help improve commercial processes, templates, and reporting standards continuously.
• Procure and negotiate subcontractor packages for mechanical services (HVAC, pipework, controls), electrical services (MDB, sub-distribution boards, supply and installation), and fit-out trades (drylining, ceilings, flooring, joinery, finishes).
• Prepare and manage subcontract agreements and certify payments.
• Handle subcontract variations, claims, and final accounts management.
• Measure works using drawings, specifications, and site records to support valuations and variations.
• Monitor budgets, committed costs, forecasts, and cash flows on allocated projects.
• Assist procurement of materials, plant, and subcontract packages as needed.
• Maintain comprehensive records supporting claims, variations, delay costs, and final account negotiations.
• Protect project margins through timely reporting and meticulous cost tracking with strong commercial awareness.
• Support tender reviews, measurement, pricing, and tender submission compilation.
• Analyze drawings, specifications, and BOQs to identify scope gaps, risks, and opportunities.
• Provide cost build-ups, supplier enquiries, subcontractor comparisons, and value engineering input for cost optimization.
• Interpret and administer contract conditions, manage contractual notices, and variations or compensation events.
• Escalate commercial risks and mitigate them across fast-track fit-out and technical mechanical and electrical projects.
• Collaborate effectively with multidisciplinary teams and support knowledge sharing and mentorship for junior colleagues.
• Progress towards increased commercial responsibility with potential promotion based on performance and business requirements.

Candidate Profile

• Between 3 to 5 years’ experience in Quantity Surveying, Estimating, or similar commercial roles within construction, mechanical & electrical engineering, civil engineering, or related sectors.
• Relevant tertiary qualification in Quantity Surveying, Construction Management, Construction Project Management, or equivalent experience.
• Proficient in measurement, pricing, valuation, variation management, and final account processes.
• Experienced in preparing payment claims, managing subcontract accounts, and processing monthly cost reports.
• Strong familiarity with Bills of Quantities, drawings, specifications, site records, and contractual correspondence.
• Advanced Excel skills and competency in Microsoft Word, Outlook, and PowerPoint.
• Exposure to project planning, cost control, or commercial software tools is desirable.
• Excellent teamwork, communication skills, and ability to provide accurate commercial input during project meetings.
• Highly organized, commercially aware, and capable of taking initiative independently.
• Must hold a full, clean driving license.
