Role Overview
The Portfolio Management Associate will join Amherst's Merchant Banking division, based in Mumbai, India, working closely with U.S.-based teams. This role sits at the core of portfolio management activity, leading collaboration across multiple departments and engaging with institutional investors to communicate strategy and performance effectively. The associate will contribute significantly to maintaining and enhancing portfolio investment and fund models, oversee workflows, and support financial analysis and valuation in the single-family residential real estate sector, which includes a portfolio exceeding 45,000 homes.
Key Responsibilities
- Assist Senior Portfolio Managers in maintaining and refining complex investment and fund-level financial models.
- Lead and manage a team of analysts, driving workflow and project delivery.
- Prepare and review portfolio and financial models, including cash flow projections, fund-level waterfall analyses, IRR calculations, discounted cash flow (DCF), and net present value (NPV) valuations.
- Coordinate transition of operational workflows to the Mumbai team in collaboration with Portfolio Managers.
- Mentor junior team members and review their analytical work and financial models.
- Support portfolio management through development and maintenance of analytics for diverse SFR strategies.
- Conduct comprehensive portfolio valuations for joint ventures and assist in identifying key performance trends.
- Maintain accurate reporting inventories and operational documentation across investment strategies for joint venture investors.
- Collaborate with U.S. managers to interpret investor requests, propose alternative solutions, and perform detailed analysis of operational metrics.
- Support additional deep dive analyses and special projects to expand understanding of the SFR business segment.
Candidate Profile and Qualifications
- Education: Bachelor's degree required; MBA, CA, or CFA designation coupled with knowledge of financial markets is advantageous.
- Experience: Minimum 5 years in a real estate firm or related financial environment preferred, demonstrating strong analytical skills.
- Technical Skills: Advanced proficiency with Microsoft Excel and PowerPoint is necessary; experience using Tableau and SQL is preferred.
- Time Management: Proven capability to manage multiple projects efficiently and meet tight deadlines in a fast-paced setting with a high sense of urgency.
- Additional: Candidates may undergo Excel portfolio modeling and data visualization assessments as part of the evaluation.
