About the Role

Royal York Property Management seeks an experienced and dependable Handyworker to service residential rental units. Responsibilities include conducting property-readiness evaluations, performing various repairs, installing lockboxes, capturing photos and videos, and identifying necessary follow-up maintenance to prepare properties for showings, leasing, or occupancy.

The company manages residential rental properties by supporting owners, tenants, and internal teams through leasing processes, maintenance coordination, inspections, property access management, move-in preparation, and ongoing property operations.

Key Responsibilities

• Visit residential rental properties to assess readiness, verify access, conduct approved repairs, and prepare for move-ins or inspections.
• Evaluate property condition and document suggested repairs or improvements.
• Capture detailed photos and videos of property conditions, access points, lockboxes, and any issues requiring attention.
• Install lockboxes and validate access arrangements.
• Execute general repair and light maintenance tasks to ensure property readiness.
• Create or recommend follow-up work orders for additional repairs or improvements.
• Return to properties as needed to complete assigned work orders.
• Provide comprehensive updates including notes, photos, and videos of completed tasks.
• Maintain professional communication with property owners, tenants when relevant, vendors, and internal teams.
• Recognize when specialized licensed trade services are needed and escalate accordingly.

Typical Tasks

• Patching drywall and repairing minor wall damage.
• Applying caulk and sealants.
• Touch-up painting.
• Repairing doors, locks, hinges, handles, and cabinets.
• Basic plumbing fixes.
• Installing fixtures, shelves, mirrors, blinds, and other hardware.
• Repairing minor flooring, trim, and baseboards.
• Performing rental turnover tasks and property-preparation repairs.
• Installing lockboxes and setting up access systems.
• Inspecting property condition prior to showings, inspections, or move-ins.

Candidate Requirements

• Proven experience as a handyworker, maintenance technician, contractor, or a similar position.
• Strong understanding of residential repair work, rental turnovers, and property readiness standards.
• Access to reliable transportation.
• Owns and transports necessary tools during work.
• Has a ladder suitable for job site tasks.
• Possesses a smartphone comparable to an iPhone 13 with a high-quality camera.
• Comfortable capturing clear images and videos of properties, access points, repair issues, and completed work.
• Capable of writing clear notes and submitting updates after visits.
• Self-motivated and able to work independently with minimal supervision.
• Professional, punctual, reliable, and attentive to detail.
• Communicates respectfully with property owners, relevant tenants, vendors, and team members.

Preferred Experience

• Background in rental turnover repairs.
• Experience preparing properties for photography, showings, inspections, or move-ins.
• Familiarity with lockbox installation and access verification.
• Comfort working within both occupied and vacant residential rental units.
• Experience supporting property management, leasing, maintenance, or residential service operations.

Field Requirements

• Transportation must be reliable.
• Tools and ladder must be available on site.
• Smartphone with capable camera required for documenting work.
• Must be able to travel between multiple rental properties.
• Expected to submit clear photos, videos, notes, and updates after each property visit.
