Job description
Overview
The Engineering and Property Manager is tasked with comprehensive oversight of the bank's real estate assets and physical infrastructure. This includes managing owned and leased properties such as head office, branches, offices, warehouses, and other facilities ensuring safety, operational efficiency, compliance, and cost-effectiveness.
Key Responsibilities
- Manage the portfolio of properties including ownership records, leases, locations, and associated costs while coordinating lease agreements and renewals with relevant departments.
- Conduct routine inspections and assessments of properties, optimizing space utilization and supporting new property acquisitions, disposals, or relocations.
- Oversee building systems and engineering infrastructure maintenance covering HVAC, electrical, plumbing, fire protection, elevators, and other critical systems ensuring preventive and corrective maintenance plans are implemented timely.
- Lead property-related capital projects including renovations, expansions, office relocations, and fit-outs by coordinating with architects, contractors, and vendors and ensuring compliance with designs, budgets, and timelines.
- Maintain branch and office facilities according to operational and brand standards, coordinating closely with IT, security, and other departments on infrastructure needs.
- Ensure full compliance with health, safety, regulatory standards, and maintenance of necessary permits and inspections for all premises.
- Manage vendor and contractor relationships by developing scopes of work, conducting evaluations, monitoring service agreements, and ensuring quality delivery.
- Prepare and monitor operating and capital budgets, identifying cost-saving opportunities and forecasting asset replacements and upgrades.
- Maintain comprehensive asset lifecycle records, oversee replacement plans, and ensure utilization of warranties and maintenance agreements.
- Develop policies, maintain documentation, address audit findings, and provide regular management reports on portfolio status, budgets, risks, and compliance.
Qualifications and Experience
- Bachelor’s degree in Civil, Mechanical, Electrical, Architectural Engineering, Facilities Management, or related field.
- Professional certifications in engineering, project management (PMP), or facilities/property management (CFM, FMP, RICS) are advantageous.
- 8 to 10 years of relevant experience, with at least 3 to 5 years in managerial roles, preferably within banking or financial services.
- Proven track record managing commercial properties and critical infrastructure projects including fit-outs, renovations, or relocations.
- Experience in contractor management, budget administration, and compliance with technical and safety standards.
Technical Expertise
- Commercial real estate and facilities management principles.
- Engineering systems including MEP, HVAC, electrical, fire life-safety, and building management systems.
- Preventive and corrective maintenance strategies.
- Construction project management and tendering processes.
- Knowledge of building codes, leasing, technical drawings, and asset lifecycle management.
- Health, safety, regulatory compliance, and business continuity considerations.
