Site Acquisition Specialist

Overview

Delta Oaks Group is currently looking for a Land Acquisition Specialist to contribute to our projects in telecommunications, fiber optics, renewable energy, commercial, and government infrastructure sectors. The role involves identifying suitable sites, engaging with landowners, and negotiating leases efficiently to secure necessary land rights and easements on schedule.

Key Responsibilities

• Locate and assess potential sites by using mapping technology, public data, and on-site inspections.
• Perform thorough evaluations of site feasibility considering zoning laws, access, environmental factors, utilities, and civil engineering challenges.
• Initiate and manage communications with landowners, brokers, and property managers to acquire site selection and leasing agreements.
• Compose, analyze, and negotiate contracts with landowners, including ground leases, option agreements, and easements.
• Work closely with legal and title specialists to secure title commitments and resolve any encumbrances.
• Keep comprehensive records of acquisition activities and prepare relevant reports for internal and external use.
• Proactively identify issues related to site selection such as zoning, permitting, environmental challenges, and landowner concerns; collaborate with cross-functional teams to develop effective solutions.
• Understand zoning and building review processes, including evaluating civil, architectural/engineering, and environmental documents for clarity and accuracy throughout the acquisition procedure.
• Build and maintain strong relationships with local planning authorities, zoning boards, landowners, and community members; represent the organization at zoning hearings and community meetings.
• Coordinate with internal teams to ensure site acquisition activities comply with local, state, and federal regulations across various projects.

Additional Information

The role demands an individual with a proactive attitude and the interpersonal abilities necessary to thrive in a fast-paced environment, emphasizing clear communication with colleagues and strategic partners. Moderate travel is expected, approximately 50% of the time.

Qualifications

• Experience in site acquisition, land rights, or real estate negotiations, preferably within telecom, fiber, or energy industries.
• Proven ability to negotiate ground leases, option contracts, and easements.
• Skilled at preparing detailed Site Candidate Information Packages including mapping, ownership documentation, environmental due diligence, and zoning analyses.
• Knowledgeable in site selection tactics and evaluating sites against technical, financial, and regulatory benchmarks.
• Familiar with local to federal land use regulations and permitting protocols.
• Competent at researching zoning, parcel, title data, and GIS details across multiple jurisdictions.
• Experience interpreting preliminary site plans or construction drawings related to civil works for telecommunications, fiber, or renewable energy projects.
• Excellent written and verbal communication alongside interpersonal aptitudes.
• Strong multitasking, organizational, and analytical skills with great attention to detail.

Education and Experience

An associate degree in urban planning, construction management, project management, or a similar discipline is preferred. Candidates without a degree but possessing more than five years of relevant experience will also be considered.
