About the Role

Join a prestigious residential development located in the heart of Manchester City Centre as a full-time Maintenance Operative. This permanent position offers a competitive salary, paid overtime, and excellent benefits with a leading property developer and operator known for over 35 years of delivering high-quality residential, student accommodation, and commercial projects throughout the UK.

Key Responsibilities

  • Perform general maintenance and repair duties, including plumbing, joinery, decorating, and basic electrical tasks.
  • Respond promptly to reactive maintenance requests, ensuring high-quality service delivery.
  • Carry out Planned Preventative Maintenance (PPM) inspections such as emergency lighting and fire alarm testing.
  • Prepare apartments for new tenants and complete repairs after tenancy inspections.
  • Maintain precise records related to maintenance activities, compliance, and health & safety.
  • Conduct building inspections and carry out health & safety audits routinely.
  • Escort contractors and oversee their work onsite to ensure standards are met.
  • Assist with refurbishment, redecoration, and capital improvement initiatives within the development.
  • Collaborate closely with management to uphold exceptional property standards.
  • Participate in an emergency maintenance call-out rotation as required.

Candidate Profile

  • Previous experience in maintenance, facilities management, or property maintenance roles.
  • Proficient in building maintenance including plumbing, joinery, decorating, and minor repairs.
  • Solid knowledge of Health & Safety regulations and practices.
  • Excellent problem-solving and organizational abilities.
  • Strong communication skills with a focus on customer service.
  • Ability to work independently as well as collaboratively within a team.
  • Positive and flexible attitude with a professional approach to work.

Preferred Qualifications

  • Trade certifications in Plumbing, Joinery, Electrical Installation, or related vocational fields.
  • Experience working in residential developments, Build-to-Rent, student housing, hospitality, or facilities management sectors.

Work Schedule

  • Monday to Friday on a rotating shift basis: either 8:00 AM to 5:00 PM or 10:00 AM to 7:00 PM.
  • Every fifth Saturday from 8:00 AM to 5:00 PM, with compensatory time off provided during the following week.
