About the Role
The Maintenance Technician position at Imperial Windsor, based in Juhu Scheme, Mumbai, is dedicated to ensuring the efficient maintenance, operation, and safety of the building and its associated facilities. Reporting to the Property Manager within the Facilities Management department, this role demands oversight of both preventive and corrective maintenance tasks across various systems and coordination with multiple contractors and vendors.
Key Responsibilities
- Perform routine inspections of the building structure, equipment, and common spaces to identify maintenance needs.
- Organize and oversee preventive and corrective repairs concerning electrical, plumbing, fire safety, elevator systems, carpentry, and civil works.
- Continuously monitor building systems and arrange for timely repairs when issues arise.
- Supervise external service providers including housekeeping, security, landscaping, and maintenance contractors.
- Keep comprehensive records of maintenance schedules, service history, and equipment logs.
- Respond swiftly to maintenance requests and emergency situations to minimize disruption.
- Ensure all activities adhere to health, safety, and legal regulations.
- Track consumption of utilities like electricity, water, and diesel, and suggest measures to optimize costs.
- Manage annual maintenance contracts and maintain vendor relationships effectively.
- Assist in budget preparation for maintenance and monitor associated expenses.
- Maintain sufficient inventory levels of tools, spare parts, and consumables necessary for maintenance activities.
- Generate detailed maintenance reports on a daily, weekly, and monthly basis for management review.
Qualifications and Skills
- Diploma, Bachelor's degree, or Correspondence Course specializing in Mechanical, Electrical, Plumbing, or Carpentry fields.
- At least 5 years of experience in building maintenance roles.
- Strong understanding of electrical, plumbing, fire safety systems, pumps, and building management technologies.
- Proficient in preventive maintenance planning and coordination with vendors.
- Basic computer literacy including MS Office applications and maintenance management software.
- Excellent technical problem-solving capabilities.
- Strong communication skills and ability to manage vendor and contractor relationships.
- Effective time management, organizational skills, and ability to handle pressure situations.
- Knowledge of workplace safety standards and legal compliance.
- Capability to make timely decisions during emergencies.
