About the Role

Royal York Property Management is seeking a dependable and skilled Handyworker to manage a variety of maintenance and readiness tasks at residential rental properties. The ideal candidate will conduct detailed property-readiness assessments, carry out general repairs, install lockboxes, record photographic and video evidence, and identify further maintenance needs prior to property showings, leasing, or move-ins.

Key Responsibilities

• Visit residential rental sites to perform property readiness assessments, access verifications, approved repairs, inspections, and prepare properties for move-ins.
• Conduct thorough inspections to document property condition and recommend necessary repairs or improvements.
• Capture clear photos and videos of properties, access points, installed lockboxes, repair work, and areas requiring follow-up attention.
• Install lockboxes and verify access details for smooth property entry.
• Complete minor repairs and perform light work needed to prepare properties for occupancy.
• Generate or suggest additional work orders for future repairs or improvements as needed.
• Return to properties for completion of authorized work orders when applicable.
• Provide detailed updates including notes, photographs, videos, and descriptions of completed tasks.
• Communicate professionally with property owners, tenants (when relevant), vendors, and internal teams.
• Assess situations to determine when licensed trades are necessary and refer accordingly.

Typical Maintenance Tasks

• Patching drywall and minor wall repairs.
• Applying caulking and sealing.
• Performing paint touch-ups.
• Repairing doors, locks, hinges, handles, and cabinets.
• Handling basic plumbing repairs.
• Installing fixtures, shelves, mirrors, blinds, and various hardware.
• Repairing minor flooring, trim, and baseboards.
• Completing rental turnover tasks and property readiness repairs.
• Managing lockbox installation and access setup.
• Verifying property condition preceding showings, inspections, or move-ins.

Qualifications and Requirements

• Prior experience as a handyworker, maintenance technician, contractor, or similar role with strong knowledge of residential repairs and rental turnover processes.
• Reliable personal transportation.
• Possession of necessary tools readily available in your vehicle during work.
• Access to a ladder for on-site jobs.
• High-quality smartphone (e.g., iPhone 13 or equivalent) for taking clear photos and videos.
• Comfortable capturing detailed visual documentation and writing clear visit notes and updates.
• Ability to work autonomously with minimal supervision.
• Professionalism, punctuality, reliability, and attention to detail.
• Effective and respectful communication skills with property owners, tenants (if applicable), vendors, and colleagues.

Preferred Experience

• Familiarity with rental turnover repairs.
• Ability to prepare rental properties for photography, showings, inspections, and move-ins.
• Experience installing lockboxes and managing access details.
• Comfort working in both occupied and vacant residential rental properties.
• Background supporting property management, leasing, maintenance coordination, or residential service functions.

Candidate Profile

The successful candidate will be hands-on, dependable, and able to operate independently at residential rental sites. They will possess skills to inspect property condition, complete general repairs, install lockboxes, document concerns thoroughly, and ensure readiness for showings, inspections, lease completions, or move-ins. Professional conduct with all stakeholders and clear, prompt communication are essential. Recognizing when licensed trades are necessary and escalating appropriately is also crucial.
