MoveSmart Rentals serves as a comprehensive leasing partner powered by proprietary technology to help landlords accelerate leasing, minimize vacancies, and thoroughly screen applicants. The company manages every step from creating listings to move-in, syndicating rental units through MLS and over 20 platforms.
Role Overview
We are seeking an experienced and dependable Handyworker to service residential rental properties. Responsibilities include conducting listing-readiness assessments, performing general repairs, installing lockboxes, capturing high-quality photos and videos, and identifying any additional work needed to prepare properties for listing, showings, lease finalization, or move-in.
Key Responsibilities
- Visit residential rental properties to evaluate listing-readiness, verify access, perform approved repairs, and prepare units for move-in.
- Inspect property conditions, recommending necessary repairs or improvements to enhance readiness and appeal.
- Take detailed and clear photographs and videos of properties, including access points, lockboxes, repairs, and issues that could impact leasing.
- Install lockboxes and confirm property access details for showings and tenant move-in.
- Carry out general repairs and light maintenance to ensure rental readiness.
- Create or suggest work orders for further follow-up repairs or improvements.
- Return as needed to complete approved work prior to listing, showings, lease signing, or move-in.
- Provide thorough updates with notes, photos, and videos documenting completed tasks.
- Maintain professional communication with landlords, applicants, tenants (where applicable), and internal team members.
- Recognize work requiring licensed trades and escalate appropriately.
Typical Tasks
- Patching drywall and fixing minor wall damage.
- Applying caulking and sealing as needed.
- Painting touch-ups.
- Repairing doors, locks, hinges, handles, and cabinets.
- Basic plumbing repair.
- Installing fixtures, shelves, mirrors, blinds, and hardware.
- Repairing minor flooring, trim, and baseboards.
- Conducting rental turnover and listing-readiness repairs.
- Setting up lockboxes and property access.
- Checking property conditions before listing, showings, or tenant move-in.
Requirements
- Prior experience as a handyworker, maintenance technician, contractor, or related role focused on residential property repairs.
- Strong understanding of rental turnover tasks, property-readiness standards, and residential repair work.
- Reliable transportation to travel between multiple properties.
- Possession of necessary tools available in your vehicle at all times, including a ladder for job sites.
- A high-quality smartphone (iPhone 13 or similar) capable of capturing clear photos and videos.
- Comfort and ability to document property condition and completed work through images and detailed notes.
- Strong ability to work independently with minimal oversight.
- Professional demeanor, reliability, punctuality, and attention to detail.
- Effective, respectful communication skills with landlords, applicants, tenants (when involved), and team members.
Preferred Qualifications
- Experience specifically with rental turnover repairs and property preparations for showings or move-in.
- Familiarity with lockbox installation and managing property access.
- Experience working within occupied or vacant residential rentals.
- Support experience in leasing, property management, maintenance, or residential service environments.
