About the Role
Dudley Metropolitan Borough Council is seeking a dedicated Estate Caretaker to join its Housing Maintenance team. This position plays a crucial role in maintaining the cleanliness, safety, and appearance of council housing estates, including both high-rise and low-rise blocks, communal areas, and surrounding grounds throughout the borough. The caretaker helps foster better community well-being and enhances customer satisfaction.
Key Responsibilities
- Ensure communal areas and estate grounds are kept tidy and maintained.
- Conduct routine inspections and report necessary repairs or health and safety issues.
- Perform minor maintenance and repair tasks as required.
- Remove litter, graffiti, fly-tipping, and bulky waste from estate locations.
- Assist with fire safety checks and participate in estate inspections.
- Provide support to residents by addressing basic housing-related queries.
- Collaborate with housing colleagues, contractors, and partner agencies to address local environmental matters.
- Work across various borough locations as assigned.
- Identify and report environmental hazards, antisocial behavior, and safeguarding concerns to contribute to community safety.
Candidate Profile
- Previous experience in caretaking, maintenance, groundskeeping, or similar roles, preferably within housing or public sector environments.
- Possesses practical skills to undertake basic repairs and upkeep tasks.
- Strong communication skills to effectively interact with residents, team members, and partner organizations.
- Ability to work independently, demonstrating initiative.
- Maintains professional and composed demeanor in challenging situations.
- Committed to providing excellent customer service.
- Understanding of equality, diversity principles, health and safety, and fire safety protocols.
- Flexibility to operate at different locations and work as part of a team.
Essential Requirements
- Valid full UK driving license.
- Willingness to undergo a driving assessment to operate a 3.5-tonne vehicle.
- Basic literacy and numeracy competencies.
- Knowledge and awareness of health, safety, and fire safety standards.
- Open to ongoing professional development and training.
- Post subject to Disclosure and Barring Service (DBS) check and driver’s license verification.
Additional Information
- The role requires working 37 hours weekly, across 5 days in a 7-day week including weekends and bank holidays as needed.
- The position is fully onsite across different borough locations.
