Job description
Role Overview
This position involves leading and managing valuation activities related to land and development for a diverse portfolio. The objective is to provide precise, objective, and justifiable land valuation assessments that facilitate strategic planning, financial reporting, investment analysis, transactions, and portfolio oversight.
Key Responsibilities
- Direct masterplan, plot-level, package-level, and transactional land valuation processes throughout the portfolio.
- Assist in enhancing asset values and inform investment decisions using comprehensive valuation studies and market insights.
- Collaborate effectively with internal teams, outside valuation experts, auditors, financial consultants, and regulatory bodies to successfully complete valuation projects.
- Guarantee adherence to relevant valuation principles such as RICS, IVS, Taqeem, alongside the organization's internal governance controls.
- Critically evaluate valuation hypotheses, techniques, market data, and final valuations to produce credible and transparent results subject to audit.
- Contribute to yearly valuation cycles, financial disclosures, impairment evaluations, business planning, and deal-related activities.
- Deliver valuation expertise supporting strategies for land monetization, development staging, partnerships, joint ventures, and investment proposals.
- Keep abreast of market dynamics, comparable sales, and macroeconomic influences affecting land and real estate prices.
Qualifications and Experience
- Possess a bachelor's degree in Real Estate, Urban Planning, Surveying, or related fields.
- Professional valuation credentials such as RICS, Taqeem, or an equivalent certification are preferred.
- Have at least 15 years’ experience in land and real estate valuation, especially involving large-scale masterplans, mixed-use developments, and complex portfolios.
- Comprehensive understanding of valuation techniques, market assessment, financial modeling, as well as applicable standards and regulations.
- Strong ability to manage projects and relationships with different stakeholders.
- Proficient analytical capabilities, effective presentation delivery, and solid report writing proficiency.
- Fluent in English, both spoken and written.
