Senior Associate, Group Investments

About the Role

ESR is seeking a motivated and analytical professional with at least four years of experience in investment to join the Group Strategy & Investments team. Reporting directly to the Head of Investments, this role involves independently evaluating real estate investment opportunities, performing detailed financial modeling, and preparing high-caliber investment reports to aid strategic decision-making by ESR's senior leadership. The role also includes collaborating with various stakeholders across the company, supporting the Head of Strategy & M&A on merger and acquisition initiatives, and assisting local investment teams on important projects.

Key Responsibilities

• Independently analyze real estate investment prospects across multiple asset types and geographic locations, including investments structured as both equity and debt.
• Create and maintain advanced financial models to assess deal economics, conduct sensitivity analyses, and calculate return metrics such as IRR, equity multiples, and cash-on-cash returns.
• Produce clear, persuasive investment memoranda and presentations for internal committees and top management, articulating strategic justifications, risks, and recommendations.
• Conduct comprehensive market research at macro and micro levels, benchmark competitors, and perform due diligence to support underwriting assumptions and investment strategy formulation.
• Coordinate due diligence efforts by engaging with brokers, partners, legal advisors, and other external consultants to ensure smooth transaction execution.
• Provide timely analytical support for senior management on portfolio reviews, hold/sell evaluations, and performance monitoring.
• Evaluate potential investment opportunities proposed by other departments and collaborate with the Group Strategy & Investments team on merger and acquisition projects.

Requirements

• A minimum of four years' experience in real estate investment, fund management, private equity, or related fields.
• A bachelor's degree from a prestigious university with an excellent academic record.
• Ability to balance multiple priorities and meet critical deadlines while producing accurate, high-quality work.
• Capability to work independently, delivering thoughtful outputs with minimal managerial oversight.
• Skill in managing senior internal and external stakeholders, harmonizing differing viewpoints to reach consensus and deliver agreed outcomes.
