Position Overview

The Franchise Real Estate Manager will oversee the entire franchise real estate pipeline, from franchisee agreement signing through lease completion. This role involves accelerating deal progress, managing timelines for Area Developers, and ensuring a steady pipeline of locations that align with KidStrong’s expansion goals. Collaboration with Franchise Partners, real estate brokers, and multiple cross-functional teams is essential, as is supporting the Real Estate Team and field developers.

Key Responsibilities

  • Maintain and report real estate pipeline insights for leadership, including dashboards, forecasts, and Real Estate Committee coordination to inform development choices.
  • Manage all leasing and real estate matters up to lease signing.
  • Establish and nurture relationships with commercial real estate brokers to identify promising sites for new centers and relocations.
  • Track and improve timelines across key milestones such as franchise agreement signing, LOI execution, lease execution, permitting, and construction phases.
  • Hold Area Developers accountable to development schedules, ensuring LOI and lease deadlines are met through proactive communication and escalation.
  • Help develop and enforce departmental procedures to enhance project monitoring and process improvements.
  • Analyze KidStrong and competitor store data to gain insights into real estate strategy and customer demographics.
  • Supervise and develop the Real Estate Coordinator role within the team.
  • Create market plans based on KidStrong’s metrics, collaborating with brokers and internal stakeholders.
  • Utilize geospatial tools like Plotr to optimize market strategies.
  • Assist in market validation and site selection by reviewing property portfolios with the Real Estate Team.
  • Oversee deal progression ensuring an efficient cadence to Real Estate Committee meetings.
  • Partner with stakeholders to assemble comprehensive Real Estate Packages by evaluating demographics, behavior, site attributes, and financial information.
  • Support Franchise Development by validating market and territory data and preparing exhibits for potential area developers and legal processes.
  • Produce ad hoc market and territory analyses to aid franchise unit sales.

Candidate Profile

  • Possess 3 to 5+ years of experience in negotiating real estate leases within franchise or corporate environments.
  • Hold a bachelor’s degree focused on finance, economics, physical sciences, mathematics, engineering, statistics, real estate, geography, analytics, or business disciplines.
  • Demonstrate strong analytical capabilities with keen attention to detail alongside excellent interpersonal communication skills.
  • Advanced proficiency in Excel or Sheets, including building custom models and reports.
  • At least one year’s experience with tools such as Buxton, Placer, VisionMap, VisionTrack, or comparable platforms.
  • Familiarity with project and workflow management software like ClickUp.
  • Interest in sectors including fitness, retail, commercial real estate, data analytics, and corporate strategy.
