Role Overview
The Title Searcher position is a full-time role based in Ludhiana, requiring on-site presence. The incumbent will be responsible for conducting thorough examinations of property deeds, liens, and encumbrances to verify ownership and detect any issues affecting legal titles. Coordination with legal, credit, and operations departments will be essential to address discrepancies and facilitate secure lending decisions. Maintaining detailed documentation and adhering to company regulations and deadlines is critical.
Key Responsibilities
- Conduct comprehensive title searches and verify chains of title on properties.
- Analyze deeds, liens, and encumbrances for legal compliance and ownership clarity.
- Confirm accuracy of property descriptions and prepare detailed reports for internal use.
- Collaborate with relevant teams to resolve title issues impacting loans and transactions.
- Ensure documentation is precise and meets regulatory and company standards.
- Manage workload efficiently to meet turnaround times for assigned cases.
Required Qualifications and Skills
- In-depth knowledge of liens, escrow processes, and ability to interpret property encumbrances.
- Experience performing title searches and understanding the legal chain of ownership.
- Familiarity with deeds and property law documents, with strong analytical and validation abilities.
- Excellent attention to detail and capacity to handle large volumes of records.
- Understanding of local land registry systems and title documentation practices.
- Good communication skills for clear reporting and internal coordination.
- Proficiency with office applications and document management software.
- Relevant experience in title searches, property documentation, or related financial services is beneficial.
- A degree in law, commerce, or related disciplines is preferred but not mandatory.
