About Qiddiya Investment Company
Qiddiya Investment Company is driving a significant transformation in Saudi Arabia's entertainment sector. We seek a commercially astute strategic leader to join us as Senior Director - Land Valuation within the Master Development Unit Financing team. This critical role shapes and maximizes the commercial potential of Qiddiya's masterplan by defining valuation methodologies and generating market intelligence that inform land sales strategy, district financial performance, and investment decisions through the planning, design, and implementation phases.
Key Responsibilities
- Direct the land valuation function by establishing robust processes, policies, and benchmarks to ensure consistency and rigor in land value assessments across all districts.
- Translate valuation insights and market analyses into strategic commercial recommendations to shape Qiddiya's land sale and leasing strategies.
- Provide expert valuation input to support land transaction assessments and commercial deal executions.
- Oversee external valuation partnerships by commissioning valuation studies and critically reviewing their outputs for accuracy and market relevance.
- Communicate key valuation findings and strategic recommendations effectively to senior leadership and executive committees to support planning and investment decisions.
- Collaborate with Asset Business Units to provide valuation perspectives for plot- and asset-level commercial evaluations.
- Develop and embed valuation policies and frameworks into early district planning stages to align with commercial objectives.
- Partner closely with district masterplanning teams and wider business stakeholders to align valuation assumptions and drive commercial outcomes.
- Collaborate within the Master Development Unit Financing team to integrate land cost and district feasibility analyses.
- Support balance sheet assessments in partnership with Finance and the Public Investment Fund (PIF) as required.
- Maintain up-to-date knowledge of market conditions, comparable transactions, and valuation best practices to continuously enhance Qiddiya's valuation methodology.
Candidate Requirements
- Possess a Bachelor's or Master's degree in valuation, real estate, economics, finance, or a related discipline.
- Have at least 15 to 20 years of extensive experience in land or real estate valuation.
- Preferably hold a registered valuer designation (e.g., RICS qualification).
- Demonstrated institutional real estate or land development expertise.
- Proven mastery in land valuation methodologies and market benchmarking techniques.
- Excellent communication and stakeholder engagement abilities with a track record of effectively presenting to senior leadership teams.
- Advanced proficiency in Excel and financial modeling.
- Outstanding critical thinking and strategic problem-solving skills.
- Strong leadership experience, particularly in building and managing high-performing teams.
- Experience in the Gulf Cooperation Council (GCC)/Saudi regional real estate market is highly valued.
