Project Manager - Real Estate Development

About the Role

Alshayesh Real Estate Company is seeking a Project Manager to join its Project Management and Real Estate Development team based in Riyadh. This role involves overseeing projects from the initial receipt of drawings through to final project delivery, ensuring adherence to quality standards, budget constraints, timelines, and regulatory frameworks, all aligned with the company's strategic objectives for successful project execution.

Key Responsibilities

• Oversee and direct all phases of project execution from drawings reception to final handover.
• Supervise site activities to ensure compliance with approved drawings, technical specifications, and standards.
• Analyze Bills of Quantities and quotations, contributing to effective cost management.
• Implement Value Engineering techniques to optimize quality and cost balance.
• Manage contractors and consultants, overseeing their performance according to scope and schedules.
• Track project budgets, including costs, payment approvals, and changes orders.
• Prepare and present regular progress reports detailing completion rates, risks, and challenges for senior management.
• Coordinate with relevant authorities to confirm projects meet municipal and regulatory requirements.
• Review engineering drawings and facilitate coordination among various disciplines prior to and during project execution.

Qualifications and Requirements

• Saudi national.
• Bachelor's degree in Architecture, Civil Engineering, or a related discipline.
• At least 10 years of experience managing construction projects.
• Proven background in managing or supervising real estate development projects within the real estate sector.
• Experience overseeing contractors, consultants, and ensuring quality control on site.
• Strong understanding of municipal regulations, Saudi Building Code, and relevant compliance requirements.
• Ability to interpret and analyze engineering drawings and Bills of Quantities effectively.
