About the Role

MoveSmart Rentals is seeking a dependable, skilled Handyworker to support the readiness and maintenance of residential rental properties. The ideal candidate will conduct inspections, perform minor repairs, install lockboxes, and document property conditions through photos and videos. This role helps ensure properties are fully prepared for listing, showings, lease signings, or move-in.

MoveSmart Rentals is a full-service leasing company leveraging proprietary technology to accelerate leasing, minimize vacancy, and thoroughly screen applicants. We manage rental listings across MLS and 20+ platforms while handling every step from listing to tenant move-in.

Key Responsibilities

Visit residential rental properties for listing readiness assessments, access validation, approved repairs, and move-in preparations
Evaluate overall property condition and recommend necessary repairs or enhancements impacting market readiness and tenant occupancy
Capture clear quality photos and videos of property details including access points, lockboxes, and any repair issues
Install lockboxes and verify access for showings and tenant entry
Perform general maintenance and light repairs to prepare properties for listing and tenancy
Create or suggest follow-up work orders for additional repairs or improvements as needed
Return to properties to complete approved repair tasks before listing or tenant move-in
Provide detailed updates including notes, photos, and videos documenting completed work
Maintain professional communication with landlords, applicants, tenants, and internal teams
Identify when specialized licensed trades are necessary and escalate accordingly

Common Tasks

Patching drywall and minor wall repairs
Applying caulk and sealants
Touch-up painting
Fixing doors, locks, hinges, handles, and cabinets
Basic plumbing repairs
Installing fixtures, shelves, mirrors, blinds, and hardware
Repairing flooring, trim, and baseboards
Conducting rental turnover and listing-prep repairs
Setting up lockboxes and property access
Verifying property condition before listing, showing, or move-in

Qualifications

Previous experience as a handyworker, maintenance technician, contractor, or related role
Thorough knowledge of residential repairs, rental turnover, and property readiness standards
Reliable transportation and necessary tools carried on-site
Access to a ladder and an iPhone 13 or equivalent smartphone with a good camera
Comfortable taking and submitting clear photos and videos of properties and repairs
Strong written documentation skills for visit updates
Ability to work independently with minimal supervision
Professional demeanor with reliability, punctuality, and attention to detail
Effective communication with landlords, applicants, tenants, and staff

Preferred Experience

Hands-on experience with rental turnover repairs
Preparing rental units for photography, showings, inspections, or move-in
Lockbox installation and confirming access details
Working in both occupied and vacant residential rental properties
Supporting leasing, property management, maintenance, or residential operations

Additional Information

This position requires traveling between rental properties and submitting timely, clear updates after each visit. Major work involving plumbing, electrical, HVAC, gas, structural components, or where permits are required must be escalated to licensed trades and is not part of this role.

The ideal candidate is self-motivated, hands-on, and confident handling minor property repairs and installations independently, with a professional approach to all stakeholders. Reliability, attention to detail, and clear communication are vital.
