Role Summary
Leo Lynch is looking for an experienced Senior Quantity Surveyor / Commercial Manager with a strong mechanical focus and notable expertise in semiconductor or high-tech construction projects. This senior role involves guiding commercial teams throughout all phases, from pre-construction to final account, ensuring excellent commercial performance, cost management, and contractual adherence on mechanical projects.
Key Duties
- Lead all commercial operations across significant mechanical and process projects.
- Ensure all contract conditions (NEC, FIDIC, or equivalents) and internal procedures are adhered to.
- Manage procurement strategies, subcontractor engagement, and contract administration duties.
- Prepare, submit, and negotiate project variations, claims, and finish final accounts.
- Identify and handle commercial risks and opportunities across the entire project lifecycle.
- Conduct detailed measurement and quantification of mechanical works using drawings, models, and site visits.
- Create Bills of Quantities, cost plans, and rate breakdowns.
- Develop, evaluate, and agree on project and star rates with clients and subcontractors.
- Maintain precise measurement records to support valuations and variations.
- Generate and update detailed cost forecasts, cash flow forecasts, and financial reports.
- Monitor project cost performance, value of completed work, and profitability metrics.
- Assist project teams by providing cost data to support decision-making and risk reduction.
- Manage monthly interim payment submissions aligning with contract terms.
- Review and certify payment claims from subcontractors ensuring accuracy and compliance.
- Oversee change control processes and communication of commercial updates to stakeholders promptly.
- Lead, support, and guide project quantity surveying and commercial team members.
- Collaborate with engineering, planning, and project management to align technical and commercial goals.
- Develop strong working relationships with clients, suppliers, and subcontractors to facilitate clear and effective project delivery.
Qualifications & Experience
- BSc or equivalent degree in Quantity Surveying, Construction Economics, or related field.
- Professional qualifications such as MRICS, SCSI, or equivalent are preferred.
- Minimum 10 years of hands-on experience in mechanical quantity surveying and commercial management.
- A proven background working on semiconductor, cleanroom, or similar high-tech industrial projects.
- Strong mechanical services knowledge including interpretation of technical drawings and specifications.
- Expertise with measurement, rate setting, valuations, and financial reporting.
- Excellent analytical abilities, negotiation, and communication skills.
- Proficient in cost management software and the Microsoft Office suite.
