ABN Design Inc. is expanding and seeks a dedicated Architectural Technologist / Architectural Designer to join our team on a full-time, onsite basis in Oakville, Ontario. Role Overview
The successful candidate will be accountable for developing architectural and permit documentation, interacting with clients, consultants, and municipal authorities, and securing necessary approvals by ensuring compliance with building codes and regulations throughout project development phases.
Primary Duties
- Create comprehensive architectural design packages, permit drawings, and construction documentation for residential, commercial, and institutional sectors.
- Draft detailed floor plans, elevations, sections, site layouts, and construction details.
- Analyze and interpret client requirements, project specifics, and consultant contributions.
- Ensure conformity of drawings with the Ontario Building Code, local zoning laws, and related regulations.
- Implement and maintain BCIN compliance standards through all project stages.
- Prepare, file, and manage building permit applications with relevant municipal authorities.
- Lead clients through the entire permit process, providing ongoing updates and support.
- Serve as the main liaison for permit communications among clients, municipalities, and consultants.
- Collaborate with municipal planning and building departments to fulfill permit requirements and obtain necessary approvals.
- Identify and resolve issues including zoning challenges, municipal feedback, revisions, incomplete submissions, and permit delays.
- Orchestrate revisions and collect documentation required to clear municipal review comments.
- Keep abreast of municipal permitting protocols, submission criteria, timelines, and approval workflows.
- Coordinate with architects, engineers, surveyors, planners, and other consultants during project progression.
- Assist in design modifications, feasibility assessment, site analysis, and client inquiries.
- Maintain accurate and organized project documentation and files.
- Contribute to ongoing improvements in design, drafting, and project delivery methods.
Qualifications & Experience
- Diploma or degree in Architectural Technology, Architectural Design, Building Technology, or related disciplines.
- Possession of a valid BCIN (Building Code Identification Number) is preferred.
- Three to five years of proven experience in architectural design, drafting, permit preparation, and municipal approval processes.
- In-depth understanding of the Ontario Building Code, zoning regulations, and permitting procedures.
- Experience collaborating directly with municipalities and regulatory bodies.
- Demonstrated ability to prepare, submit, and secure permit approvals.
- Proficient use of AutoCAD is mandatory; familiarity with Revit, SketchUp, or similar tools is advantageous.
- Strong attention to detail, analytical problem-solving, and organizational capabilities.
- Excellent communication skills and client-focused approach.
- Able to manage multiple concurrent projects in a fast-paced environment.
- Knowledge of various project types including residential, commercial, industrial, and tenant improvements is a plus.
