The Contracts Manager or Senior Contracts Manager is essential in steering the commercial and contractual success of complex building projects, spanning residential, commercial, and mixed-use developments. Collaborating with Project and Construction Directors and commercial teams, this role oversees contractual risk, procurement, cost monitoring, and commercial outcomes throughout the project lifecycle, from pre-construction to final account.

Functioning at a Tier 1 project level, the manager ensures compliance with contractual terms, company policies, and client expectations. Protecting profit margins and promoting cooperative relationships with clients, consultants, subcontractors, and suppliers are key responsibilities. This fast-paced role demands strong commercial insight, sound decision-making, and proficiency managing multiple concurrent projects.

Responsibilities

  • Lead commercial and contractual aspects of assigned projects ensuring adherence to company and contractual policies.
  • Direct commercial strategies from tender transfer to project closure including final accounts.
  • Supervise procurement activities such as subcontractor selection, contract negotiations, and supply chain management.
  • Identify, assess, and mitigate commercial risks including cost, schedule, and contractual exposure.
  • Manage cost control, forecasting, valuations, change orders, and final account settlements.
  • Review and administer contractual communications, variations, claims, time extensions, and dispute resolution efforts.
  • Implement and enforce rigorous change control procedures across projects.
  • Provide commercial guidance to project teams on scheduling, sequencing, and delivery tactics.
  • Establish and sustain strong working relationships with clients, consultants, funders, and key subcontractors.
  • Ensure accurate commercial reporting, reconciliation of costs and values, and maintenance of risk registers.
  • Mentor and develop quantity surveyors and commercial staff to support team growth and succession planning.
  • Participate in ongoing improvement initiatives related to commercial processes, systems, and governance.

Requirements

  • Proven experience as a Contracts or Senior Contracts Manager within Tier 1 or large Tier 2 construction settings.
  • Expertise in managing large-scale residential, commercial or mixed-use projects.
  • Experience overseeing multiple subcontract packages and complex commercial relationships.
  • Strong command of standard construction contracts such as RIAI, JCT, NEC or equivalents.
  • Successful record of managing cost, risk, and change in substantial construction projects.
  • Ability to collaborate closely with project, construction, and design teams on active projects.
  • Leadership skills to influence senior stakeholders and make sound judgments.
  • Experience in mentoring commercial teams is highly valued.
  • Degree in Quantity Surveying, Construction Economics, Construction Management or a related field.
  • Membership or working towards membership with SCSI, RICS, or similar professional bodies.
  • Comprehensive commercial and contractual education with sound knowledge of construction law.
  • Health and safety certifications such as Safe Pass; management-level H&S training preferable.
