Role Overview

We are looking for a Quantity Surveyor to join our expanding construction team. This role focuses on managing project costs, contracts, procurement, and subcontractor relationships to ensure successful project delivery. The candidate will collaborate with project teams to maintain robust commercial performance, manage risks effectively, and accomplish both project and business goals.

Key Responsibilities

  • Prepare tender documents, evaluate and select subcontractors, negotiate and finalize subcontract agreements.
  • Oversee financial and commercial aspects of subcontractors through to final account closure.
  • Maintain site records and manage document control processes.
  • Record measurements taken on site accurately.
  • Support with forecasting, target setting, and contract value reconciliations.
  • Prepare valuations and variations with appropriate documentation, approving changes as work proceeds.
  • Update projected final accounts and submit them punctually.
  • Coordinate with site management to influence commercial decisions and challenge when necessary.
  • Implement commercial strategies and safeguard company contractual entitlements.
  • Participate in contract value reviews maintaining an independent perspective.
  • Identify and assess commercial risks and opportunities.
  • Develop understanding of insurances and warranties relevant to projects.
  • Engage in cash management activities ensuring positive cash flow.
  • Support tendering processes as required.
  • Supervise Assistant and Trainee Quantity Surveyors, reviewing the accuracy of their work.
  • Exhibit clear written and verbal communication skills.
  • Utilize technology platforms efficiently to support commercial work.
  • Be fully knowledgeable of the Standard Method of Measurement.
  • Demonstrate strong commercial awareness and ownership.
  • Apply effective time management, organizational, interpersonal, and negotiation skills.

Qualifications and Experience

  • Degree-qualified and working toward a relevant professional accreditation such as CIOB membership.
  • Minimum two-day safety appreciation course including contract and commercial awareness completed.
  • Proven experience in Quantity Surveying within construction, including managing costs, valuations, variations, and final accounts.
  • Strong understanding of JCT contracts, subcontract procurement, contract administration, and commercial risk management.
  • Experience conducting Contract Value Reviews (CVRs), forecasting, cost reporting, and managing cash flow.
  • Ability to negotiate effectively with subcontractors and collaborate with project teams.

Desirable Skills

  • Experience handling large Design & Build contracts.
  • Knowledge of claims and dispute resolution procedures.
  • Understanding of contract law principles.
  • Experience with contracts valued above €15m without direct responsibility.
  • Responsible for overseeing traditional contracts.
  • Supervisory experience for Assistant Quantity Surveyors and approval of Standard Method of Measurement or measurement issues.
