Role Overview
The Project Superintendent will oversee all on-site activities for construction projects in Knoxville, TN. This full-time field position demands leadership in daily operations, subcontractor coordination, maintenance of quality and safety standards, and schedule adherence. The superintendent acts as a technical expert and key communicator among subcontractors, vendors, municipal officials, design professionals, and clients to ensure all expectations are met or surpassed.
Key Duties and Responsibilities
- Maintain full-time presence on-site during active work hours to supervise employees and subcontractors.
- Complete and disseminate daily project documentation as required.
- Develop and maintain project schedules using MS Project, coordinating closely with the Project Manager/VP Operations.
- Enforce adherence to company safety policies for all personnel and visitors on-site.
- Proactively manage work coordination to ensure smooth execution and reduce rework.
- Monitor project progress daily, adjusting activities to prevent delays and providing performance updates to supervisors.
- Ensure full subcontractor attendance and conduct regular on-site progress meetings, distributing meeting notes promptly.
- Oversee and control all project purchases; prepare or approve purchase orders if authorized.
- Resolve conflicts promptly to avoid delays, cost overruns, or compromised quality.
- Maintain and distribute all project-related documents, specifications, milestones, and company standards to relevant stakeholders.
- Coordinate equipment requirements and provide budget impact feedback.
- Prepare and share project deliverable schedules and samples with design teams to streamline project flow.
- Act as the primary owner contact for projects, conducting Owner-Architect-Contractor (OAC) meetings as needed and keeping detailed visitor interaction records.
- Update and share regular project budget reviews with appropriate parties.
Required Qualifications
- High school diploma or GED mandatory; Bachelor's degree in Construction Management, Engineering, or related field strongly preferred.
- Valid driver's license.
- At least 6 months' experience in a Project Superintendent II or similar role.
- Proficient in Excel, Word, MS Office suite, MS Project, and web-based applications.
- Certification in Procore Project Manager is required.
- Experience handling high-pressure projects with tight deadlines.
- Effective communication skills, both verbal and written, with internal teams and external clients.
- Proven ability to work independently and manage project scope with minimal supervision.
- Demonstrated leadership capabilities managing teams from 2 to 100 employees and subcontractors.
- OSHA 30 and CPR certification to be attained within 12 months of hiring.
